New Second Unit (C.S. 25.59.070) Zoning: R-1 • Proposed new attached accessory dwelling unit (proposed to be built after 1954) is a first floor addition and attached to the rear of the existing main dwelling. Plans also show a new office first floor addition at the left side of the existing main dwelling. Application has been submitted for a new ADU. Single story main dwelling and additions are single story with a matching plate height- no Design Review is required. 2. Minimum Lot Size and Unit Size • The proposed project complies with the minimum lot size of 6,000 SF (lot is 7,500 SF); the proposed unit complies with the 640 SF inaximum (it is 292 SF). 3. Setbacks (Code Section 25.26.072) • The proposed ADU is subject to the same setbacks as the main dwelling because it is attached to the single family dwelling. Parking (Code Section 25.70.030) 3 bedrooms existing in the main house, second unit is a studio unit Existing: 2 covered (20' x 19'-2"), attached + 1 uncovered (9' x 20') Proposed: no change Required: 2 spaces total, 1 of which must be covered: (1 covered space and 1 uncovered space for the main dwelling; the ADU does not require parking because the property is located within a half mile of the Burlingame CalTrain station.) 7. Landscaping • 3 landscape trees are required for the proposed lot coverage. No trees are shown on the site plan. ► For submittal for a Building Permit, you will be required to show the existing tree locations and species on the site plan. The project is required to have landscape (non-fruit and non-nut) trees on the site. New tree planted to meet this requirement must be 24-inch box size minimum. 8. Miscellaneous • A deed restriction that meets the requirements of BMC 25.59 must be recorded with the County for all new ADU's. Please see the attached template. Proposed Allowed/Required ► For Building Permit submittal, please submit a copy of the County- recorded deed restriction for the new ADU.
