M/NOR MODIFICATION REQUEST FOR LOT COVERAGE
Dear Property Owner,
The Burlingame Planning Division has received an application for Minor Modification at the following address:
114 BLOOMFIELD ROAD
APN: 029-273-200
APPLICATION FOR A FIRST FLOOR ADDITION (994 SQUARE FEET) AT THE REAR OF THE HOUSE AT 114
BLOOMFIELD ROAD, ZONED R-1. A Minor Modification is required to increase the lot coverage to 40.8%
(3,216 SF) where 40% (3,154 SF) is the maximum allowed.
Your property is located within 100 feet of this property. A Minor Modification has been requested to allow this
addition based on Municipal Code Section 25.55.010(a)(1). Any noticed property owner may call this item up for
review. If you would like to request that this project be reviewed, which includes a public hearing, you
should submit a written request to the Community Development Director within seven days of the postmark
on this letter, or by August 28, 2017. Unless review of the application is requested, the Minor Modification shall be
approved based upon the following findings:
that the location of the proposed first floor addition is at the rear (994 SF) of the existing house so that it will
not alter the character of the neighborhood and will not have a detrimental impact on the character of the
adjacent properties;
2. that the proposed addition is located at the rear (994 SF) of the existing house and will only exceed the
lot coverage by 0.8%, and therefore will not result in a significant impact on the adjacent properties or
the neighborhood;

that the proposed addition complies with floor area ratio, setbacks, height, and all other development
requirements and therefore is compatible with the aesthetics, mass and character of the property and of
adjacent properties and the neighborhood; and
that the construction will meet the requirements of the California Building and Fire Codes, 2016 Edition as
amended by the City of Burlingame, and therefore will not be detrimental to public health, safety, or welfare.
