Dear Mr. Viotti,
Since there was no appeal to or suspension by the City Council, the February 27, 1995
Planning Commission approval of your Special Permit, Lot Cov�erage and Parking
Variance applications became effective March 6, 1995. This applica�Fion was to allow a
special permit to expand the primary residential unit on an R-1 property with two units,
lot coverage variance for 42% where 40% is the maximum allowed by code and parking
variances for number of covered stalls, substandard stall width, substanc�ard stall length and
to allow parking between the structure and front property line at 100 Bloomfield Road,
Zoned R-1.
The February 27, 1995 minutes of the Planning Commission state your application was
approved with the following conditions:
1. that the project shall be built as shown on the plans submitted to the Planning
Department date stamped February 6, 1995, sheets A0, A1 and A-2 except that the
curb cut and driveway from Bayswater to the face of the structure shall be
removed;
2. that the requirements of the City Engineer's memo dated January 18, 1995 shall be
met and that the former driveway area shall be replaced with soft landscaping such
as grass;
3. that the primary unit shall be 100 Bloomfield; any additional ��xpansion of 100
Bloomfield shall require a special permit from the Planning Comr.nission and there
shall be no expansion of the secondary structure (102 Bloomfielci); and

4. that the project shall meet all the requirements of the Uniform Building and
Uniform Fire Codes as amended by the City of Burlingame.
All site improvements and construction work will require separate application to the
Building Department. This approval is valid for one year during which time a building
permit must be issued. One extension of up to one year may be considered by the
Planning Commission if application is made before the end of the first year.
