Property Owner: 100-198 California Drive Llc General Plan: Commercial Uses: Service & Special Sales APN: 029-233-080 Lot Area: 95,911 SF Zoning: C-2, Sub Area D Project Description: The subject site contains several buildings including a two-story auto showroom and service facility at 100 California Drive (corner of California Drive and Bayswater Avenue), a four-story parking garage fronting California Drive, and a finro-story auto showroom and service facility (two separate buildings) at 198 California Drive (corner of California Drive and Howard Avenue). This application is for proposed changes to the farade of the existing commercial building located at 100 California Drive, zoned C-2, Sub Area D, Burlingame Avenue Commercial Area. The building is currently occupied by Putnam Buick and GMC for automobile sales and service. With this application there are no changes proposed to the uses within the existing building (showroom and sales offices). The project includes alterations to the building facades along Califomia Drive, BayswaterAvenue and the portion of the building facing the four-story parking garage. The existing building contains painted stucco plasterwalls, decorative headers, a steel-framed storefront window and door system, a canopy wrapping the corner of the building, a concrete base and metal roll-up doors. Along the California Drive fa�ade, the exterior building will consist of aluminum-composite paneling at the upper portion of the building, an aluminum-composite entry element, stucco walls and base below the aluminum-composite paneling and an aluminum-framed storefront window and door system. The same exterior elements will extend to the Bayswater Avenue frontage; however portions of the building towards the rear containing stucco walls, windows and roll-up doors will be retained and repainted. The building farade facing the parking garage will receive new aluminum-framed storefrontwindows and doors with aluminum-composite paneling wrapping around the corner of the building; the existing stucco walls will be retained and repainted. Please refer to the proposed building elevations (sheet A.301) provided by the architect. A materials board has been submitted and will be available at the public meeting. This project is subject to Commercial Design Review because it includes changes to more than 50% of the front farade of a building located in the C-2 zoning district. All other zoning code requirements have been met. The building owner, project designer, and/or contractor must submit a Revision to the City for any work not graphically illustrated in these plans prior to perForming this work. 3) Anyone who is doing business in the City must have a current City of Burlingame business license. � Provide fully dimensioned plans. 5) Provide existing and proposed elevations. 6) Place the following information on the first page of the plans: "Construction Hours" 7) :, Weekdays: 7:00 a.m. — 7:00 p.m. Saturdays: 9:00 a.m. — 6:00 p.m. Sundays and Holidays: 10:00 a.m. — 6:00 p.m. (See City of Burlingame Municipal Code, Section 13.04.100 for details.) Doors are not allowed to swing into the public right-of-way. �The proposed frontage improvements along California Drive appear to encroach into the City's right-of-way which is prohibited. Plans needs to be revised to show improvements in relation to the property line.
