SUBJECT: FYI — REVIEW OF PROPOSED CHANGES TO A PREVIOUSLY APPROVED
DESIGN REVIEW PROJECT AT 1504 DRAKE AVENUE, ZONED R-1.
Summary: An application for Design Review for a new, two-story single family dwelling and
Special Permits for a basement and attached garage at 1504 Drake Avenue, zoned R-1, was
approved as a consent calendar item by the Planning Commission on February 23, 2015 (see
attached February 23, 2015 Planning Commission Meeting Minutes). A building permit was
issued in July 2015.
With this application, the applicant is requesting approval of several proposed changes
throughout the house. Please refer to the attached explanation letter, dated August 19, 2015 for
a detailed list and explanation of the changes.
The applicant submitted plans showing the originally approved and proposed building
elevations, date stamped August 19, 2015, to show the changes to the previously approved
design review project.
Other than the changes detailed in the applicanYs letter and revised plans, there are no other
changes proposed to the design of the house. If the Commission feels there is a need for more
study, this item may be placed on an action calendar for a second review and/or public hearing
with direction to the applicant.

Dear Commissioners,
The property at 1504 Drake Ave. was previously approved for a new house. The owner is preparing to
order their windows and would like to make some revisions to what was approved. There are also some
proposed adjustments with the brick, paneling, and shingle siding.
Windows adjustments:
• Minor modifications to grid patterns on some windows — see clouded elevations.
• Rear elevation - Modify door to balcony off Master Bath (Sheet A3.2b).
• Right elevation - Eliminate windows on each side of fireplace in Family Room (Sheet A3.2a).
• Right elevation - Modify Master Bedroom window sizes (Sheet A3.2a).
Exterior Finish Adjustments:
• Front elevation - Change brick veneer between columns to wood shingles (Sheet A3.la).
• Front elevation — Clarify finish on front wall of house at exterior porch to wood shingle
(Sheet A3.1 a).
• Left side elevation - Change wood panel finish on right wall oi front porch to wood shingle
(Sheet A3.1 b).
• Right side elevation - Change brick veneer to wood shingles (Sheet A3.2a).
• Right side elevation - Change wood panel finish to wood shingle (Sheets A3.2a).
