There is a 10-foot right of way that runs the length of the rear property line. The applicant proposed to convert the 398 SF detached garage to an ADU. ���rr.�•�er.� - - �� - - - - - , 2. Maximum Unit Size: • The proposed project complies with the maximum unit size of 850 SF for a studio or 1-bedroom ADU. The proposed new ADU is 389 SF (conversion of the total existing detached garage). Units of up to 850 SF are exempt from lot coverage and floor area calculations. No response required 3. Development standards for accessory dwelling units (C.S. 25.59.070): The design of the detached ADU shall be constructed in accordance with following standards. Windows and glazed openings on walls parallel with property lines shall be located 3 feet from property line. Skylights shall be allowed on sloping facing interior yards, on sloping roofs facing side yards as long as the skylight is located at least 10 feet from property line, and on flat roofs. The proposed skylights at the left side of the roof must be relocated to the right (interior-facing) side of the roof. There is one 9' x 18'I uncovered parking spaces in the driveway at the left side of the main dwelling (driveway paving only extends to side gate, but is not required by code to be extended further).
