Site Description:
The existing R-1 property is an interior lot. The existing accessory structure is 208 SF garage (used for storage) and
located in the rear 30% of the lot. This application proposes to demolish the existing garage and to build a new
detached ADU in the footprint of the garage, which qualifies as a garage conversion.
1. Maximum Unit Size
• The proposed project complies with the maximum unit size of 850 SF for a studio or 1-bedroom unit. The
proposed detached ADU is a 485 SF studio unit. Units of up to 850 SF are exempt from lot coverage and
floor area calculations.

2. Setbacks
• The proposed ADU is exempt from setback requirements to the property line because it is in the rear 40% of
the lot.
Please note that if your foundation/wall is proposed within one foot of a property line, our Public
Works Division will require a licensed survey of the property lines; you may want to revise the plans
submitted to Building to increase the setback to side and rear property lines to 16+ inches to avoid
this requirement.
3. Parking
• No parking is provided or required for the ADU because it is being created from existing permitted space.
Replacement parking for the main dwelling is not required since the project is conversion of existing space.
There is one 1 uncovered parking space in the driveway leading to the new ADU.

Proposed height of 11'-11" complies with 16'-0" maximum allowed. Plate height is 8'-0" where 9'-0" is the
