1566 Cypress Avenue is a one-story residence located on the northwest side of Cypress Avenue between Central and Barroilhet
avenues in the Burlingame Heights neighborhood. The roughly rectangular lot measures 42 feet by 150 feet, totaling 6,300 square
feet. The base area of the residence totals 1,580 square feet. The home is generally rectangular in plan, with projecting sunrooms
at the northeast and southwest facades. The home is wood-frame construction with a concrete foundation. The building is clad in
wood lap siding and stucco, and all windows have wood surrounds. 1566 Cypress is capped with a cross gabled roof, which is clad
in composite shingles and features wide overhanging eaves with wood paneled soffits. The building, along with the detached
garage/studio, is oriented approximately 45 degrees off the cardinal directions. The garage/studio structure is located at the
northwest corner of the lot. The structure, although original (present on the 1921 Sanborn map), has been updated with
replacement vinyl siding on the southeast and southwest sides visible from the driveway and backyard. (See continuation sheet).

1566 Cypress Avenue's primary fa�ade faces southeast towards Cypress Avenue. The fa�ade does not include the building's
primary entrance (located on the northeast fa�ade). The dominant features of the primary fa�ade include the projecting sunroom, a
low-pitched double gable roofline, large windows, and embedded square pillars that ground the fa�ade corners and rise through
the roofline. The fa�ade is clad in smooth textured stucco. At left is the main plane of the fa�ade, featuring a large, vinyl tripartite
window composed of a fixed window flanked by two sash windows. The right half of the fa�ade consists of a projecting sunroom.
The sunroom is original to the building and includes original wood windows on all three exterior sides. The two side windows are
twelve-lite casements and the primary southeast-facing window is a multi-lite fixed window within a rectangular opening with slight
peak. Beneath this window is a plain, recessed panel above a ground level grated vent. The sunroom volume is capped with a front
gable roof. The double gable roofline features wide overhanging eaves defined by bargeboard and exposed rafter tails. The
bargeboard and the window trim are painted a crisp white to contrast against the blue of the fagade stucco.
The primary entrance of 1566 Cypress Avenue is accessed from the northeast fa�ade. This fa�ade is adjacent to a concrete
driveway which stretches from Cypress Avenue to a rear detached garage/studio. The driveway provides access to the front
entrance, which is located at left on the northeast fa�ade. Three steps lead to an elevated, recessed stucco entry with an original
wood door, which contains three thin, vertical glass lites. Above the door is a four-lite transom window. Changes in the stucco at
the front entry indicate a former trellis that stretched over the driveway (see Figure 1). The fa�ade (apart from stucco entry area) is
clad in blue painted wood lap siding. This northeast fa�ade includes variously shaped and sized fenestration. The eight windows
are a mix of original wood and replacement vinyl (from left to right): a fixed wood twelve-lite casement, a vinyl sash, a wood two-lite
casement, a vinyl slider, a vinyl sash, a vinyl sash, a wood six-lite casement, and a vinyl sash. Similar to the primary southeast
fa�ade, the wide gable end of the northeast fa�ade features overhanging eaves with wood paneled soffits, hidden by a bargeboard.
Unlike the primary fa�ade, there are no exposed rafter tails.
The northwest rear fa�ade of the building faces the backyard. This fa�ade has been altered by the addition of a sunroom and
elevated trellis-covered deck. The original, left half of the rear facade features one vinyl tripartite window (left and middle fixed
panes with one sash window on the right). The sunroom addition at right is elevated atop a wood deck accessed by three steps.
The sunroom includes two French door entries (one pair facing northeast and one pair facing northwest). The northwest-facing
French doors are adjacent to a large aluminum slider window at right. A wood trellis extends from the flat roof of the sunroom to
create a shaded outdoor living area.
The southwest fa�ade faces a fenced and narrow side alley. This side alley includes a generator and a wood slat swinging door
that provides access to the backyard. This far�ade has two planes; the left portion is slightly recessed. The left portion (closer to the
backyard) provides evidence of the sunroom addition; there is a clear seam and change in the wood lap siding and a break in the
roofline transition from gable to flat. A slightly projecting water table extends across the base of the full fa�ade. A stucco clad
chimney anchors the right portion of the fa�ade, tapering upwards toward the roofline. The chimney rises several feet above the
roofline, topped with a band of visible brick and a metal vent. This fa�ade features five windows (from left to right): aluminum
tripartite window (slider, fixed, slider), two paired vinyl sash windows, a vinyl sash attached to a vinyl fixed window, and two
additional vinyl fixed windows. One small window towards the center of the fa�ade has been covered with plywood. The
fenestration, much like on the northeast side fa�ade, is variously sized and shaped.
A detached single car garage is located at the terminus of the driveway. The garage, with an attached studio in the rear, is located
on the northwest portion of the lot. The garage includes a manual, pull-up overhead door with metal hardware and painted inset
panels. The building is clad with wood lap siding with replacement vinyl siding on the southeast and southwest facades. The
southwest fa�ade, from left to right, features a vinyl sliding door providing access to the studio, a small square fixed wood window,
and a vinyl sliding window. The rear, northwest fa�ade features one vinyl sash single hung window. The garage portion of this
structure is gable-roofed, and the rear studio is flat-roofed; both are clad in composite shingle.
The house is set back from Cypress Avenue to allow for a front yard area. There are landscaped planting beds adjacent to the
primary fa�ade under the windows. Fencing defines the property boundaries on all sides except on Cypress Avenue. The rear of
the property features a generous back yard with a few mature trees and a paved, portico-covered second patio area.
Overall, the main building and detached garage/studio appear to be in good condition.

1566 Cypress Avenue was constructed c1921 according to the San Mateo County Assessor. The Burlingame Water Meter records
show that water was provided to the lot in 1919 (see Figure 4). Although the available building permits do not include the sunroom
addition or the removal of the driveway trellis, they do report upgrades beginning in the 1970's: electrical re-wiring, multiple re-
roofing jobs, plumbing work, termite and dryrot repairs, and systems upgrades. There also appears to have been a kitchen/bath
remodel and a garage upgrade in 2005.

Historic Context:
Citv of Burlinqame
The lands that would become the City of Burlingame were initially part of Rancho San Mateo, a Mexican-era land grant given by
Governor Pio Pico to Cayetano Arena in 1845. Over the next four decades, the lands passed through the hands of several
prominent San Francisco businessmen, including William Howard (purchased 1848) and William C. Ralston (purchased 1856). In
1866, Ralston sold over 1,000 acres to Anson Burlingame, the US Minister to China. Following Burlingame's death in 1870, the
land reverted to Ralston and eventually to Ralston's business partner, William Sharon. Very little formal development occurred
during this period, with most of the land used for dairy and stock farm operations.
In 1893, William Sharon's trustee, Francis G. Newlands, proposed the development of the Burlingame Country Club as an
exclusive semi-rustic destination for wealthy San Franciscans. A railroad depot was constructed in 1894, concurrent with
small-scale subdivisions in the vicinity of Burlingame Avenue. During this time, EI Camino Real acted as a de facto dividing line
between large country estates to the west and the small village of Burlingame to the east. The latter developed almost exclusively
to serve the needs of the wealthy estate owners. Burlingame began to develop in earnest with the arrival of an electric streetcar
line between San Mateo and San Francisco in 1903. However, the 1906 Earthquake had a far more dramatic impact on the area.
Hundreds of San Franciscans who had lost their homes began

Burlinpame Heiqhts Neiqhborhood
The house at 1566 Cypress Avenue was constructed in the Burlingame Heights neighborhood, one of three subdivisions (including
Burlingame Park and Glenwood Park) created from lands that were formerly part of the San Mateo Rancho. The Rancho was
inherited by Joseph Henry Poett, sold to Anson Burlingame in 1866, and sold again to William C. Ralston after Burlingame's death.
Ralston began to develop plans for a residential park in this area as early as 1873. The neighborhood was officially annexed to the
City of Burlingame in 1911.'
Burlingame Park, Buriingame Heights, and Glenwood Park were the earliest residential developments in Burlingame and were
subsequently followed by Burlingame Terrace, Burlingame Grove, Burlingame Villa Park, and Easton. Burlingame Heights is
bounded by County Road to the north, Cypress Avenue to the East, Crescent Avenue and Barroilhet Avenue to the South, and
Newlands Avenue to the West. Sanborn Fire Insurance Company maps indicate that Burlingame Heights developed over a period
of about fifty years. Modest residences were constructed within the subdivision in the early years. The town of Burlingame
experienced a residential building boom in the early 1920s and the majority of the residences were constructed in the 1920s and
1930s. By 1947, nearly all of the approximately 250 lots in Burlingame Park were developed. Today, the neighborhood represents
the progressive development of the subdivision from the time it was first laid out in 1905, through the early twentieth century
building boom, to the present day. Most of the homes in the neighborhood are some variation of Craftsman or revival styles (often
altered).
1566 Cvpress Avenue
1566 Cypress Avenue was constructed c.1921, according to San Mateo County Assessor data and the 1921 Sanborn Fire
Insurance map. The 1921 Sanborn map shows that the lot size of 1566 Cypress was modified from its original width of 50 feet,
losing 8 feet along the northern boundary to the neighboring property at 1562 Cypress Avenue. The 1921 Sanborn map shows only
partial development of the Cypress Avenue lots between Barroilhet and Crescent Avenues and Central Avenue. Burlingame city
directories began to list 1566 Cypress Avenue in 1922.
Available building permit data does not fully reflect the additions and alterations of 1566 Cypress Avenue throughout its history.
Based on physical observation of the property and historical Sanborn maps, it is clear that the rear sunroom was added at an
unknown date. Changes in the stucco around the primary entrance of 1566 Cypress indicate a former trellis that stretched over the
driveway (see Figure 1). Permits do address several other changes that have been made to the property over the years. In 1972,
permits were issued for electrical and roofing work (permit #U22 and #U237). In 1983, plumbing work, including drain repair and a
new sewer line, was completed (permit #7116 and #7308). The roof was replaced in 1984 (permit # 6657 and #8092). In 2003,
termite and dryrot repairs were necessary, which led to area-specific wood framing and stucco removal/replacement (permit
#2021998). A kitchen and bath remodel was recorded in 2005, along with an electrical upgrade and a new water heater (permit
#0500285 and #0500473). The only building permit that applies to the detached garage/studio space was issued in 2005, and
consisted of an upgrade with new electrical work (permit #0500503).
Owner and Occupant History
Based on data from the Burlingame city directories and Ancestry.com, the original occupants of 1566 Cypress Avenue were
Edward C. Kenyon and Ella A. Kenyon. The 1922 city directory specified that Edward Kenyon worked as a manager. The home
was occupied by John F. Cribbons and Margaret Cribbons from 1924-1932. John worked initially as a traveling salesman before
becoming a manager at Seagrave Corporation. The 1935 Burlingame City Directory lists Margaret Cribbons as the head of house
and sole resident of 1566 Cypress Avenue. By 1937 Margaret Cribbons was residing in the home with H. E. Dunham. From 1940-
1942 Walter C. Ridener, a merchandise manager, lived at 1566 Cypress Avenue. Ridener was followed by Ralph H. Bishop (a
garage operator) and Edith M. Bishop, who remained at the property until 1954. By 1956, the residence was occupied by Margreta

City Directories). The property was owned by a trust in her name, the Margreta Schlueter Husted Trust (Trustees Corey Godfrey
and Cameron Godfrey), until 2002. San Mateo County sales records show the property was owned from 2002 to 2005 by Tomi S.
Hatfield, and from 2005 to 2016 by members of the Yu family. Currently, 1566 Cypress is owned by the Mission Bay Trust (Trustee

significance as a single-family residence associated with the continued mid-century development of Burlingame Park. Although

C/3 (Architecture) as a building that embodies the distinctive characteristics of a type, period, or method of construction. Though
the home was originally constructed c1921, there has been a major addition of a rear sunroom, an entry surround has been
removed, and many wood windows have been replaced with aluminum windows. The primary southeast fa�ade and southern
portion of the southwest fa�ade appear to be the only areas of the house that have not been significantly altered excepting the
replacement of windows. Since no single architect or builder was responsible for the current design, nor do any of the known
contractors appear to have established individual significance, it cannot be said to be the work of a master at this time. The original
portion of the house is an example of a craftsman bungalow style residence that was prevalent during that period; however, it is not
a particularly outstanding or distinctive example of this style in the Burlingame Heights neighborhood. Therefore, the property is not

This property was not assessed for its potential to yield information important in prehistory or history, per National Register and
California Register Criterion D/4 (Information Potential). This Criterion is typically reserved for archeological resources. The
analysis of the house at 320 Pepper Avenue for eligibility under California Register Criterion 4(Information Potential) is beyond the
scope of this report.
Evaluation (Inteqritv):
1566 Cypress Avenue has undergone several alterations yet retains historic integrity. Modifications, including the substitution of a
few wood frame windows for vinyl windows, the addition of a rear sunroom, and the removal of the driveway trellis, have not
damaged the overall design, workmanship, and feeling of the property. Because the building has not been moved since its
construction, integrity of location has been retained. Although the neighborhood has experienced change (due to renovation and
new development), the density of the houses and overall design characteristics within Burlingame Heights remain, preserving
integrity of setting. Integrity of association has been preserved as the subject building continues to be used as a single-family
residence within a universally residential neighborhood. For these reasons, the building does retain historic integrity.
Conclusion
The residence at 1566 Cypress Avenue was constructed in 1921, one of the early additions to the Burlingame Heights
neighborhood. The property underwent an addition of a rear sunroom, the removal of a driveway trellis, and the replacement of
original windows. No significant events are associated with the property, nor is it considered to be an outstanding example of
craftsman bungalow styie architecture, especially in the surrounding area. No owners or occupants appear to have contributed to
history in a significant way. As such, the California Historical Resource Status Code (CHRSC) of "6Z" has been assigned to the
property, meaning that it was "found ineligible for the National Register, California Register, or local designation through survey
evaluation."z
