Since there was no appeal to or suspension by the City Council, the
June 13, 1988 Planning Commission approval of your Variance
application became effective June 21, 1988.
This application was for two variances, one for parking and one for
side yard setback, to allow construction of a detached one car
garage at 1524 Cypress Avenue, zoned R-1. The June 13, 1988
minutes of the Planning Commission state your variances were
granted with the following conditions:
1. that the existing garage shall be removed and the new garage
(11' x 26') shall be constructed as shown on the plans
submitted to the Planning Department and date stamped June
2, 1988;

that the garage area shall never be used for living area or
separate residential purposes;
that should the oak tree ever be removed or be caused to be
removed the one car garage shall be demolished and replaced
by a two car garage to code requirements; and
that the removal of the existing garage and relandscaping of
the area shall preserve solar access on the adjacent
property next to the original garage site.
All site improvements and construction work will require separate
application to the Building Department. This approval is valid for
one year during which time a building permit must be issued. One
extension of up to one year may be considered by the Planning
Commission if application is made before the end of the first year.
