The applicant is proposing to add onto the existing second floor master bedroom and build a new closet. The proposed second story addition would total 129 SF. With the proposed addition, the floor area will increase from 2,446 SF (0.42 FAR) to 2,575 SF (0.45 FAR) where 3,194 SF (0.55 FAR) is the maximum allowed. The proposed project is 619 SF below the maximum allowed FAR. With this project, the number of potential bedrooms will not increase (three). One covered (10' x 20') and one uncovered (9' x 20') parking spaces are required for the three bedroom house. The existing detached one-car garage (11'-0"W x 19'-6"D clear interior dimensions) meets the covered parking requirement because the proposed construction will not affect the detached garage structure. One uncovered (9' x 15'-6") space is provided in the driveway. All other zoning code requirements have been met.
