The applicant proposes to infill a 50 SF covered porch area located at the left rear corner and to construct a 371 SF single story addition at the rear, right corner of the existing house located at 1817 Hunt Drive, zoned R-1. The proposed project requires a Hillside Area Construction Permit and the following Minor Modification: 1. Minor Modification requested per Code Section 25.55.010(a)(8) to extend an existing first floor wall which encroaches into the side setback no closer than three (3) feet to the property line. The existing house has a 6'- 0" left side setback where 7'-0" is the minimum required side setback. The proposal includes infilling a 50 SF covered porch along the left side that would have a 6'-0" side setback and would extend the existing wall 4'-0" with a 6'-0" side setback. Your property is located within 100 feet of this property. The subject property is located within the Hillside Area and a Hillside Area Construction Permit has been requested to allow the additions based on Municipal Code Section 25.61. A Minor Modification has also been requested to allow for an addition along the left side for an extension of the first floor wall with a 6'-0" side setback where a 7'-0" side setback is required based on Municipal Code Sections 25.55.010 (a)(8). Any noticed property owner may call this item up for review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written request to the Community Development Director within seven days of the postmark on this letter (postmarked June 20, 2016). Unless review of the application is requested, the Hillside Area Construction Permit and the Minor Modification shall be approved based upon the following findings: 1. that the location of the proposed first floor addition is at the rear of the existing house so that it will not alter the character of the neighborhood and will not have a detrimental impact on the character of the adjacent properties; 2. that the house currently has a non-conforming setback at the left side and that the location of the proposed addition is under the existing roof framing and is currently used as a covered porch and therefore does not represent a greater impact on the adjacent properties than the existing side setback; 3. that the proposed addition complies with lot coverage, floor area ratio, height, and all other development requirements and therefore is compatible with the aesthetics, mass and character of the property and of adjacent properties and the neighborhood; and 4. that the construction will meet the requirements of the California Building and Fire Codes, 2013 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety, or welfare.
