REQUEST FOR A HILLSIDE AREA CONSTRUCTION PERMIT
AND MINOR MODIFICATION FOR LOT COVERAGE
Dear Property Owner,
The Burlingame Planning Division has received an application for a Hillside Area Construction Permit and
Minor Modification at the following address:

APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR MODIFICATION FOR
A FIRST FLOOR ADDITION AT THE FRONT (45 SF) AND REAR (421 SF) OF THE EXISTING HOUSE
AT 1675 HUNT DRIVE, ZONED R-1. A Minor Modification is required to increase the lot coverage to 41 %
(3,268 SF) where 40% (3,188 SF) is the maximum allowed. The proposed project includes reconfiguring
and remodeling the front porch and adding three new landscape trees. All other zoning requirements
have been met.
Your property is located within 100 feet of this property. Based on Municipal Code Sections 25.61 and
25.55.010(a)(1), a Hillside Area Construction Permit and Minor Modification have been requested to allow
this addition.
Any noticed property owner may call this item up for additional review. If you would like to request that
this project be reviewed, which includes a public hearing, you should submit a written and signed
request to the Community Development Director within seven days of the postmark on this letter
(by Friday, September 13, 2019). Unless review of the application is requested, it shall be determined
that the placement of the proposed construction shall not have a substantial impact on the adjacent
properties or on the character of the neighborhood and shall be approved based upon the following
findings:
that the location of the proposed first floor addition is at the front (45 SF) and at the rear (421 SF)
of the existing house so that it will not alter the character of the neighborhood and will not have a
detrimental impact on the character of the adjacent properties;
2. that the proposed addition is located at the front (45 SF) and rear (421 SF) of the existing house
and will only exceed the lot coverage by 1%, and therefore will not result in a significant impact on
the adjacent properties or the neighborhood;
that the proposed addition complies with floor area ratio, setbacks, height, and all other
development requirements and therefore is compatible with the aesthetics, mass and character of
the property and of adjacent properties and the neighborhood; and
4. that the construction will meet the requirements of the California Building and Fire Codes, in
effect at the time of building permit submittal, and therefore will not be detrimental to public
health, safety, or welfare.
