DETAILED INFORI�IATION ABOUT PROPOSED PROJECT
8. IMPACT OF PROPOSED PROJECT
What are the objectives of this project? To provide inproved facilities,
�_
for an organization already located within Anza Park, with a proportion of lease
�space to allow for future expansion.
What alternatives to this project have been considered? 1.) Remaining in
the present inadequate space in adjacent large office building; 2) Building.smaller
building without covered parking, and without expansion capability.
How much environmental effect will this project have? Negligible adverse _
effect, but very substantial public benefit through enhancing the frontage along
the Boulevard, and providing an initial element of.water access.
What are the adverse environmental effects�which cannot be avoided if
the project is implemented? Minor incremental additions of traffic and its
associated pollutions, similar to or less than the adverse effects from likely
aTternative uses.
What mitigation measures are proposed to reduce these adverse impacts?
The provision of filters and traps and storm sewer�connections as required to prevent
the drainage of hydrocarbons or waste into the channel. The traffic increment is
too small to justify formal mitigation measures.
9. PROJECT DETAILS
A. Present land uses, project area:
.597 acres; The site is a barren, un-natural and undeveloped corner of a lar�e
landfill mostiv used as a random roadwa�y everyone wanting to reach the vacant
land behind. '
B. Present land uses, areas adjacent to the project: North: Parking
for steamboat restaurant; East: 100 foot wide channel, ��ith temporar.y drive-in�
movies beyond; South: Similar vacant land; West: A large office building and
parking structure.
C. Effect on topograph and natural features : This nroposal wi11 � rovide a
humanized topography and "natural" features now lacking.
D. Effect on trees and vegetation: There are none, except for some
weeds along the embankment.
