1477 Bernal Landscape changes
1477 Bernal landscape.pdf
I took a call from Evan Weinshel, the property owner for the approved DSR project at 1477 Bernal. The landscape
requirement for the project was 3 24-inch box size trees. The project was approved with the following landscaping:
1. 2 24-inch birch trees in the front yard;
2. 1 10- gallon maple in the front yard; and
3. 1 24-inch non -fruiting pear tree in the rear yard
Evan noted the birches will be planted in the approved location. He would like to make the following changes:
• No maple in the front yard because there is an existing 30-year old rhododendron on that location that he
doesn't wish to remove; and
• The proposed pear tree in the rear yard will be replaced with a different 24-inch tree species that is more readily
available in nurseries this time of year.
The approved landscape plan is attached. I instructed Evan to call Bob to confirm that change to the proposed pear in
the rear yard will be permissible.

Current Plan Review Comments dated June 19, 2014
1. All previous comments were adequately addressed on the plans.
2. The plans submitted for a building permit are consistent with the plans approved by the Planning
Commission.
3. Project was approved by the Planning Commission with fourteen (14) conditions of approval (letter dated
April 29, 2014, from William Meeker to Robert C. Wehmeyer) and must comply with these conditions of
approval.

Previous Plan Review Comments dated May 13, 2014 (for reference only)
1. Application for Design Review and Special Permit for building height for a second story addition to an existing
single family dwelling at 1477 Bernal Avenue was approved by the Planning Commission (PC) on March 24,
2014, and became effective April 3, 2014.
►2. Revise Proposed First Floor Plan to swap Living and Dining Rooms. Otherwise, as proposed the Family
Room qualifies as a bedroom and therefore requires additional on -site parking (Family Room would be a fifth
bedroom which requires two covered and one uncovered parking spaces).
Your other option would be to remove the French glass doors in the Family Room and increase the opening
to at least 6'-6".

Protect water quality during installation, cleaning, treating, and washing!
Copper from Buildings May Harm Aquatic Life
Copper can harm aquatic life in San Francisco Bay. Water that comes
into contact with architectural copper may contribute to impacts,
especially during installation, cleaning, treating, or washing. Patination
solutions that are used to obtain the desired shade of green or brown
typically contain acids. After treatment, when the copper is rinsed to
remove these acids, the rinse water is a source of pollutants.
Municipalities prohibit discharges to the storm drain of water used in the
installation, cleaning, treating and washing of architectural copper.
Building with copper flashing,
gutter and drainpipe.
Use Best Management Practices (BMPs)
The following Best Management Practices (BMPs) must be implemented to prevent prohibited
discharges to storm drains.
During Installation
• If possible, purchase copper materials that have been pre-patinated at the factory.
• If patination is done on -site, implement one or more of the following BMPs:
o Discharge the rinse water to landscaping. Ensure that the
rinse water does not flow to the street or storm drain.
Block off storm drain inlet if needed.
o Collect rinse water in a tank and pump to the sanitary
sewer. Contact your local sanitary sewer agency before
discharging to the sanitary sewer..
o Collect the rinse water in a tank and haul off -site for
proper disposal.
• Consider coating the copper materials with an impervious
coating that prevents further. corrosion and runoff. This will
also maintain the desired color for a longer time, requiring
less maintenance.
prohibited discharge. The water must be
pumped and disposed of properly.
During Maintenance
Implement the following BMPs during routine maintenance activities, such as power washing the roof,
re-patination or re -application of impervious coating:
• Block storm drain inlets as needed to prevent runoff from entering storm drains.
• Discharge the wash water to landscaping or to the sanitary sewer (with permission from the local
sanitary sewer agency). If this is not an option, haul the wash water off -site for proper disposal.
Protect the Bay/Ocean and yourself!
If you are responsible for a discharge to the storm drain of non-
stormwater generated by installing, cleaning, treating or washing
copper architectural features, you are in violation of the municipal
stormwater ordinance and may be subject to a fine.
