Summary: The applicant is requesting design review for a first and second-story addition at 1509 Howard Avenue,
zoned R-1 (plans date stamped 10/10/00). The existing two-story house now contains 3546 SF of floor area (0.41
FAR), and has three bedrooms. The 54 SF first floor addition will provide for a new stairway. The second floor
addition will enlarge the existing bedrooms, and provide a master bathroom. There is an existing detached 2-car
garage (19'-0" x 24'-6" interior dimensions), where one covered parking space (10'-0" x 20'-0") is required. The
addition will increase the floor area of the structure by 182 SF, for a total floor area of 3728 SF (0.43 FAR) where
4288 SF (0.49 FAR) is the maximum floor area ratio allowed.
