Dear Property Owner,
The Burlingame Planning Department has received an application for a Minor Modification at the following
address:
1413 BERNAL AVENUE
APN: 026-054-060
APPLICATION TO ALLOW AN EXISTING 9'-9" COVERED PARKING SPACE
WIDTH WHERE 10'-0" IS REQUIRED AND ALLOW AN EXISTING 19'-6"
LENGTH WHERE 20'-0" IS REQUIRED TO CONVERT AN EXISTING SHOP AND
LAUNDRY AREA INTO AN OFFICE AT 1413 BERNAL AVENUE, ZONED R-1.
The applicants are proposing to convert an existing shop and laundry area located in the
garage into an office.
Your property is located within 100 feet of this property. A minor modification has been requested to allow
this addition based on Municipal Code Section 25.55. Any noticed property owner may call this item up for
review. If you would like to request that this project be reviewed, which includes a public hearing,
you should submit a written request to the City Planner within seven days of the postmark on this
letter. Unless review of the application is requested, the minor modification shall be approved based upon
the following findings:
1. that the interior width and length of the garage will accommodate one vehicle (9'-9" x 19'-6"), is an
existing condition which has been used for parking since the house was built and shall not have any
greater negative impact on the ncighborhood than already exists;
that the proposed alteration is designed within the allowed building envelope, does not increase the
numUer ofbedrooms enough to require an additional covered parking space, will not be visible from
the street and is therefore compatiUlc with the mass and character of adjacent properties and
neighUorhood; and
3. the proposed project meets all other zoning code requirements and will meet the requirements of the
California Building and Fire Codes, 1998 Edition as amended by the City of Burlingame, and
therefore will not be detrimental to puUlic health, safety or welfare.
