Since there was no appeal, a minor modification to allow an existing 9'-9" covered parking space width where 10'-0" is required and allow an existing 19'-6" length where 20'-0" is required at 1413 Bernal Avenue, zoned R-1, was approved effective February 28, 2002. The project shall be built as shown on the plans submitted to the Planning Department and date stamped February 20, 2002. Any changes to these plans shall be subject to further minor modification procedures. The minor modification was approved with the following findings: 1. that the interior width and length of the garage will accommodate one vehicle (9'-9" x 19'-6"), is an existing condition which has been used for parking since the house was built and shall not have any greater negative impact on the neighborhood than already exists; 2. that the proposed alteration is designed within the allowed building envelope, does not increase the number of bedrooms enough to require an additional covered parking space, will not be visible from the street and is therefore compatible with the mass and character of adjacent properties and neighborhood; and 3. the proposed project meets all other zoning code requirements and will meet the requirements of the California Building and Fire Codes, 1998 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety or welfare. MINOR MODIFICATION 1413 Bernal Avenue page -2- All site improvements and construction work will require separate application to the Building Department. This approval is valid for one year during which time a building permit must be issued. One extension of up to one year may be considered by the Planning Commission if application is made before the end of the first year.
