To follow are the minutes from the Planning Commission meeting 1/14/02.
The Commission has asked that story poles, with orange mesh be erected to show the height
and envelope of the proposed addition. These would need to be up and revised plans with
landscape plan and the building elevations (with finished floor elevations� of the two adjacent
properties on each side would need to be submitted by Friday January 18t'in order to make the
next Planning Commission meeting on 1/28/02.

proposed height is 35'-11" and requires a special permit. Because you will be going to the Plaruiuig Commission

_ n n D'-�� take a look at our file on this property. In the early 1990's there was a proposal for a 2-story house on this site that
��" �� � was appealed to City Council, and was ultimately approved but included a condirion that limited the height to 3S-
�D f �� 9", as measured from the average top of curb elevation (62.175'). The special pemut application is attached.

1' �,F� T'he crawl space/mechanical areas appears to be exempt from the total floor area calcularion since the accessible
°`"d� space between the surface of the ground and the bottom of the fust floor joists measures less thaxi 6 feet in height
according to the provided drawings. Please clearly show this on plan. Page A3.3 of the drawings show 7', but that
is measured from the top of the finished first floor, this may confuse the Commission, and I would like to verify
this exemption further.
Please also note that C.S. 11.06 requires one landscape tree for each 1,000 square feet of habitable space. As
proposed, the project would require a total of 3 landscape trees. A landscape tree is defined as a generally
recognized omamental tree and excludes fruit, citrus, or nut bearing trees, and shall have a 24-inch box size.
Please label the species type of the existing trees shown on plan, and also include any trees proposed for removal
and new trees.
