REQUEST FOR MINOR MODIFICATION
Dear Property Owner,
The Burlingame Planning Deparhnent has received an application for a Minor Modification at the following address:
1348 BERNAL AVENUE
APN: 026-057-090
APPLICATION FOR A 3% REDUCTION IN THE DIMENSION OF COVERED PARKING
SPACE WIDTH (17'-6" EXISTING WHERE 18'-0" IS REQUIRED) FOR A LOWER LEVEL
ADDITION AND REMODEL AT 1348 BERNAL AVENUE, ZONED R-1. The existing two-car
attached garage has a clear interior measurement of 17'-6"W X 20'-0"D where 18'-0"W X 20'-0"D is the
minimum requirement. The proposed addition and remodel at the rear of the existing house is entirely
within the existing footprint of the structure, but would increase the number of potential bedrooms from
three to four, therefore requiring the attached covered parking space to be brought up to current code
standards.
Your property is located within 100 feet of this property. A minor modification has been requested to allow this addition
based on Municipal Code Section 25.55. Unless review of the application is requested, the minor modification shall be
approved based upon the following findings:
that the existing house was built with an attached two-car garage that has an existing width of 17'-6"" which does
not meet current code requirements (18'-0"); and that no work to the existing garage is proposed with the project,
therefore there will be no change to off-street parking provided and it will not create a greater impact on the
adjacent property or the neighborhood;
2. that the deficiency of 0-6" in covered parking space width will not affect the ability to use the garage for parking a
car or an SUV;
3. that the proposed project meets all other zoning code requirements and will meet the requirements of the California
Building and Fire Codes, 2001 Edition as amended by the City of Burlingame, and therefore will not be detrimental
to public health, safety or welfare.
Any noticed property owner may call this item up for additional review for the application for a Minor Modification. If
you would like to request that this project be reviewed, which includes a public hearing, you should submit a
written request to the City Planner within seven days of the postmark on this letter.
