Your request for a minor modification was reviewed Uy property owners within 100 feet, the Planning Commission
and City Council. Since there was no appeal, a minor modification to allow a 3% reduction in covered parking space
width (17'-6" existing where 18'-0" is required) fox a lower level addition and remodel at 1348 Bernal Avenue, zoned
R-1, was approved effective September 9, 2005.
The project shall be built as shown on the plans suUmitted to the Planning Department and date stamped August 26,
2005. Any changes to these plans shall Ue subject to further minor modification proceduxes. The minor modification
was approved with the following findings:

that the existing house was Uuilt with an attached two-car garage that has an exisring width of 17'-b"" which does
not meet current code requirements (18'-0"); and that no work to the existing garage is proposed with the project,
therefore there will Ue no change to off-street parking provided and it will not create a greater impact on the
adjacent property or the neighUorhood;
that the deficiency of 0-6" in covered parlcing space width will not affect the ability to use the garage for parking a
car or an SUV;
that the proposed project meets all other zoning code requirements and will meet the requirements of the
California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame, and therefore will not be
detrimental to public health, safety or welfare.

1) All construction must comply with the 2001 California Building Codes (CBC),
the Burlingame Municipal and Zoning Codes, and all other State and Federal
requirements.
2) Provide fully dimensioned pfans.
3) Provide a legend that indicates the existing walls, walls to be demolished, and
new walls.
4) Rooms that can be used for sleeping purposes must have at least one window
or door that complies with the egress requirements.
5) Provide guardrails at all landings.
6) Provide handrails at all stairs where there are more than four risers.
7) Provide lighting at all exterior landings.

Any construction project in the City, regardless of size, shall comply with the City
NPDES permit requirement to prevent stormwater pollution including but not limited
to ensuring that all contractors implement construction Best Management Practices
(BMPs) and erosion and sediment control measures during ALL phases of the
construction project (including demolition).
Ensure that sufficient amount of erosion and sediment control measures are
available on site at all times. Please refer to attached brochure Protecting Your
Property From Erosion.
The public right of way/easement shall not be used as a construction staging and/or
storage area and shall be free of construction debris at all times.
Brochures and literatures on stormwater pollution prevention and BMPs are available
for your review at the Planning and Building departments. Distribute to all project
proponents.

Provide a residential fire sprinkler throughout the residence.
1. Provide a minimum 1 inch water meter.
2. Provide double backflow prevention.
3. Drawings submitted to Building Department for review and approval shall
clearly indicate Fire Sprinklers shall be installed and shop drawings
shall be approved by the Fire Department prior to installation.
While the project appears to require sprinklers based upon proposed addition and
remodel, the project is close. Be advised where more than one (1) addition andlor
alteration for which building permits are required are made within a two (2) year
period and said alterations are made to the premises of the same occupant. In such
circumstances, the sum of these additions and/or alterations construction costs
during this finro (2) year period shall be aggregated for the purpose of calculating the
replacement cost value formula. Final determination will be made and the plan
review phase of the project.
It is very important that you understand the threshold indicated by BMC §17.04.030.
Designer, contractor, and owner should communicate specifically the extent of
demolition and remodel. Keeping in mind any change orders and addendums
which increase the total amount of square footage added or remodeled after
plan review would be applied to the sprinkler ordinance.
