We are happy to provide additional information if needed. I attach here a letter from Daryl Buckingham, the architect, prepared for the rough framing inspection. Also attached is a copy of the ridge height survey. For the points below: 1. Second floor window missing on front elevation a. The window in question was discussed in Daryl's attached April 10 letter. Conditions of framing in the field prohibited inclusion of this window. 2. Eve brackets missing on first floor Dining room front elevation These brackets did not work because there is a slight jog in the roof line over the front steps (not accurately depicted on the drawings) complicating the placement of brackets symmetrically on the wall and relative to the dining room window. It was not possible to center the brackets on the window and within the space. We experimented with different looks in the field and, in the end, decided to omit the brackets altogether for the best look. This also improves the consistency of the house because all other uses of the brackets were at gable ends or for larger overhangs Stool and apron on all windows We investigated adding stools and aprons to the windows. We wanted to get an aluminum clad product to match our existing windows from Marvin to insure a good look and low maintenance. Unfortunately, our existing windows from Marvin could not be retrofitted so we were left with three choices: 1. Order the new windows with large stool and apron and try to match, best as possible, with wood added to the existing windows. This risked and inconsistent look and long term maintenance headaches. 2. Add wood trim to all clad windows. This would have increased the maintenance problems including some difficult to access second story windows. 3. Use the existing style already on the house that have a smaller stool and no apron. b. After experimenting with the options one and two we decided on number three. Because of the depth of the existing window trim relative to the finished stucco, adding a wood stool and apron did not look right. We also did not want the long term problem of peeling paint or inconsistent color fading. As you may have noticed, throughout the project we have chosen very high quality materials (tile roof, clad windows, copper gutters and attic vents, etc) to give a high quality and low maintenance final product. Horizontal band (and corbels?) on second floor cantilever left side. The corbels are in place on both overhangs. We can send you a picture of those if needed. The band came up when the contractor was doing the final exterior trim pieces. The drawings had a line on this overhang (the front second floor bedroom) but not on the master bedroom overhang. So we had a discussion about which would look better. The thought was the two overhangs should be consistent (even though not drawn consistently). Our concern was that if we add this band to 9/2/2010 Page 2 of 2 both areas it begins to look a bit Tudor like which is inconsistent with the design of the house. In the end we decided the look without the bands was most appropriate. I hope this adequately addresses your specific findings. I can provide additional information or pictures if needed. We have worked diligently to make sure the final product is a very handsome house. Based on the overwhelming comments of passing neighbors I think we have definitely succeeded. After observing the project, here are my findings: There are a few minor revisions to the home exterior: 1. A small front window in the top gable was deleted due to the actual truss requirements. This was unavoidable, as the truss was also acting as a shear wall panel. A small portion of existing original roof line was thought to extend and continue into the new roof but there is a slight roof line break. When the actual daylight planes were determined and the truss was engineered, the break in the roof made more sense. Neither of these items effects the front elevation adversely. 2. Two copper roof vents were added for attic ventilation at a side elevation and solar hot water panels were added on the flat portion of the roof. 3. There are now two 2x4 skylights above the stair instead of one, in order to allow a central light fixture. 4. A gable vent at the rear (that is almost impossible to see) is a rectangle instead of a triangle. 5. A trellis has been added at the rear elevation to shade the existing French doors. This trellis coordinates with the other rear exterior details and the adjacent roof overhang. This trellis also provides passive summer shade to the rear of the house. 6. At the side garage elevation, the corbels were replaced by brackets and a beam to match the detail at the front of the house. If you have any questions don't hesitate to call me.
