REQUEST FOR A SPECIAL PERMIT TO LEGALIZE AN EXISTING SECOND UNIT
Dear Property Owner,
The Burlingame Planning Department has received an application for a special permit to legalize an existing
detached second unit at the following address:
1232 BERNAL AVENUE

APPLICATION FOR A SPECIAL PERMIT TO LEGALIZE AN EXISTING
DETACHED SECOND UNIT AT 1232 BERNAL AVENUE, ZONED R-1. THE
EXISTING SECOND UNIT IS LOCATED AT THE REAR OF THE PROPERTY,
OVER A DETACHED GARAGE, AND WAS BUILT BEFORE 1954.
Your property is located within 100 feet of this property. A special permit has been requested to legalize
this existing second unit based on the Second Unit Amnesty Program enacted by City Ordinance No. 1653.
Any noticed property owner may call this item up for review. If you would like to request that this
project be reviewed, which includes a public hearing, you should submit a written request to the City
Planner within seven days of the postmark on this letter. Unless review of the application is requested,
the special permit shall be granted based upon the following conditions of approval:
1. that the second unit shall be made to meet the State Health and Safety Code Section 17920; that the
electrical outlets in the bath and kitchen shall be replaced with ground-fault circuit interrupter
outlets; that the main-line plumbing vent shall be extended, full-size, to a point no less than nor more
than thirty inches above the roof line; and that access to the garage shall be installed, with
dimensions no less than 8'-0" wide Uy 7'-0" high;
2. that all building permits required to bring the second unit into compliance with the Health and Safety
Code shall be applied for, and all construction work completed by, June 30, 2003;
3. that any alterations or repairs to the second unit shall meet the requirements of Burlingame
Municipal Code Section 25.59; and
4. that no permits for work to the main single family dwelling on site are approved with this special
permit.
