MINOR MODIFICATION REQUEST FOR LOT COVERAGE
Dear Property Owner,
The Burlingame Planning Division has received an application for a Minor Modification at the following
address:
27 East Carol Avenue
APN: 028-302-190
APPLICATION FOR A 131 SF FIRST FLOOR ADDITION AT THE RIGHT, REAR SIDE OF THE
RESIDENCE AT 27 EAST CAROL AVENUE, ZONED R-1. THE PROPOSED ADDITION WILL
INCREASE THE LOT COVERAGE ON THE PROPERTY TO 41%, WHERE A MAXIMUM OF 40%
IS ALLOWED.
Your property is located within 100 feet of this property. The Minor Modification has been requested to allow
for an addition that increases the on-site lot coverage to 41% based on Municipal Code 25.55.010,a,1. Any
noticed property owner may call this item up for review. If you would like to request that this project be
reviewed, which includes a public hearing, you should submit a written request to the Community
Development Director within seven days of the postmark on this letter. Unless review of the
application is requested, the Minor Modification shall be approved based upon the following findings:
that the location of the proposed 131 SF first floor addition is behind the existing house so that it will
not alter the character of the neighborhood and will not have a detrimental impact on the character of
the adjacent properties;
2. that the proposed addition complies with setback, floor area ratio, height, and all other development
requirements and therefore is compatible with the aesthetics, mass and character of the property
and of adjacent properties and the neighborhood; and
3. that the construction will meet the requirements of the California Building and Fire Codes, 2007
Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health,
safety, or welfare.
