Project Description: The subject property is a down sloping lot with an approximately 5-foot difference befinreen
the front and rear property line. The applicant is proposing to demolish the existing single family dwelling and
construct a new, two-story single family dwelling and detached garage. The total proposed floor area is 3,308 SF
(0.55 FAR,) where 3,335 SF (0.55 FAR) is the maximum allowed.
Two parking spaces are required for the proposed four-bedroom house, one of which must be covered. The new
garage will provide one 14'-4"' x 20'-4" covered parking space and one uncovered space (9' x 20') will be
provided in the driveway. All other Zoning Code requirements have been met.
The applicant is requesting the following application:

Council on April 20, 1998 are outlined as follows:

4. Interface of the proposed structure with the structures on adjacent properties; and

1. A remove/replace utilities encroachment permit is required to (1) replace all curb, gutter,
driveway and sidewalk fronting site, (2) plug all existing sanitary sewer lateral connections and install
a new 4" lateral, (3) all water line connections to city water mains for services or fire line are to be
installed per city standard procedures and specification, (4) any other underground utility works
within city's right-of-way.
2. No storm waters, underground waters draining from any lot, building, or paved areas shall be
allowed to drain to adjacent properties nor shall these waters be connected to the city's sanitary
sewer system. These waters shall all drain to either artificial or natural storm drainage facilities by
gravity or pumping regardless of the slope of the property. No rain water from roofs or other rain
water drainage shall discharge upon a public sidewalk (except in single family area) per Municipal
code sections 18.08.010 (m) and (n).
3`, Please show how the post-construction will address the additional stormoff due to new
residence. Please be aware that no additional storm runoff is allowed from the post-construction
project site.
4. An erosion control plan will be required during the building permit review phase. This plan shall
include, but not limited to, delineation of area of work, show primary and secondary erosion control
measures, protection of creek or storm drain inlets, perimeter controls, protections for construction
access points, and sediment control measures.

owner is responsible for assuring that no work is authorized or performed.
When you submit your plans to the Building Division for plan review provide a
completed Supplemental Demolition Permit Application. NOTE: The Demolition
Permit will not be issued until a Building Permit is issued for the project.
Provide details on the plans which show that all roof projections which project beyond
the point where fire-resistive construction would be required will be constnicted of one-
hour fire-resistance-rated construction per 2013 CBC §705.2.
NOTE: A written response to the items noted here and plans that specifically address

1) Provide two completed copies of the attached Mandatory Measures with the submittal of
your plans for Building Code compliance plan check. In addition, replicate this
completed document on the plans. Note: On the Checklist you must provide a reference
that indicates the page of the plans on which each Measure can be found.
2) Place the following information on the first page of the plans:

Note: Construction hours for �vork in the public right of way must now be included

3) Anyone who is doing business in the City must have a current City of Burlingame
business license.
Note: Any revisions to the plans approved by the Building Division must be submitted to,
and approved by, the Building Division prior to the implementntion of any work not
specifically shown on the plans. Significant delays can occur if changes made in the field,
without City approval, necessitate further review by City departments or the Planning
Commission. Inspections cannot be scheduled and will not be performed for work that is
not shown on the Approved plans.
4) Due to the estensive nature of this construction project the Certi�cate of Occupancy
will be rescinded once construction begins. A new Certificate of Occupancy will be
issued after the project has been final. No occupancy of the building is to occur until
a new Certificate of Occupancy has been issued.
NOTE: A condition of this project approval is that the Demolition Permit will not be
issued and, and no �vork c�n begin (including the removal of anv building
components), until a Building Permit has been issued for the project. The property
owner is responsible for assuring that no work is authorized or performed.
5) When you submit your plans to the Building Division for plan review provide a
completed Supplemental Demolition Permit Application. NOTE: The Demolition
Permit will not be issued until � Building Permit is issued for the project.
6) Obtain a survey of the property lines.
7) Provide details on the plans which show that all roof projections which project beyond
the point where fire-resistive construction would be required will be constructed of one-
hour fire-resistance-rated construction per 2013 CBC §705.2.
8) On the plans show that all openings in exterior walls, both protected and unprotected, will
comply with 2013 CBC, Table 705.8. Provide a table or chart that specifies 1) the
openings allowed and; 2) the size and percentage of the openings proposed.
9) RESIDENTIAL: Rooms that could be used for sleeping purposes must have at least one
window or door that complies with the egress requirements. Note: The area labeled —
"Workout Bunk Room" is a room that can be used for sleeping purposes and, as such,
must comply with this requireinent. On t/te elevation drawinQs specify t/ze location and
the net clear openin; height aizd tividth of the ret�uired egress wi�idows. 2013 California
Residential Code (CRC) §R310.
10) The "Office" shown on the plans does not comply with the minimum requirements for a
habitable room. On the plans, increase the size of this room to comply with the minimum
room dimensions per 2013 CRC §R304 OR label this room as a Closet.
11) On the plans provide details for the window well as required by 2013 CRC §R310 and for
the required ladder access from this area as described in 2013 CBC § 1029.5.2. Also see
2013 CRC R310.2.1 Provide complete details for a guardrail around this opening at grade
level. See also 2013 CRC §R310. Note: Window wells are required to be designed for
proper drainage 2013 CRC R310.2.2
12) Provide guardrails at all landings and roof decks. NOTE: All landings more than 30" in
height at any point are considered in calculating the allowable lot coverage. Consult the
Planning Department for details if your project entails landings more than 30" in height.
13) Provide handrails at all stairs where there are four or more risers. 2013 CBC § 1009. See
also 2013 CRC 311.7.8.

vent venting systems.
14) Note: Where the property line is less than ten (10) feet from the exit terminal of any newly
installed or replacement high efficiency mechanical equipment the pipe size of the final ten (10)
feet of any terminal must be increased to three inches (3") or, as an alternative, manufacturer-
approved baffles must be installed.
