CITY OF BURLINGAME COMMUNITY DEVELOPMENT DEPARTMENT BURL.�E City Hall — 501 Primrose Road Planning Division Burlingame, California 94010-3997 PH: (650) 558-7250 FAX:(650)696-3790 REQUEST FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR MODIFICATION FOR LOT COVERAGE Dear Property Owner, The Burlingame Planning Division has received an application for a Hillside Area Construction Permit and Minor Modification at the following address: 1800 Castenada Drive APN: 025-091-170 APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR MODIFICATION FOR A FIRST FLOOR ADDITION AT THE FRONT (301 SF) AND REAR (319 SF) OF THE EXISTING HOUSE AT 1800 CASTENADA DRIVE, ZONED R-1. The applicant is proposing a 301 SF addition at the front and a 319 SF addition at the rear of the existing house. A Minor Modification is required to increase the lot coverage to 41% (3,431 SF) where 40% (3,344 SF) is the maximum allowed. The proposed project includes enclosing an existing covered patio and conforms to all zoning requirements in the R-1 zoning district. Your property is located within 100 feet of this property. Based on Municipal Code Sections 25.61 and 25.55.010(a)(1), a Hillside Area Construction Permit and Minor Modification have been requested to allow this addition. Any noticed property owner may call this item up for additional review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written and signed request to the Community Development Director within seven days of the postmark on this letter (by Friday, June 30, 2017). Unless review of the application is requested, it shall be determined that the placement of the proposed construction shall not have a substantial impact on the adjacent properties or on the character of the neighborhood and shall be approved based upon the following findings: 1. that the location of the proposed first floor addition is at the front (301 SF) and at the rear (319 SF) of the existing house so that it will not alter the character of the neighborhood and will not have a detrimental impact on the character of the adjacent properties; 2. that the proposed addition is located at the front (301 SF) and rear (319 SF) of the existing house and will only exceed the lot coverage by 1%, and therefore will not result in a significant impact on the adjacent properties or the neighborhood; 3. that the proposed addition complies with floor area ratio, setbacks, height, and all other development requirements and therefore is compatible with the aesthetics, mass and character of the property and of adjacent properties and the neighborhood; and 4. that the construction will meet the requirements of the California Building and Fire Codes, 2016 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety, or welfare.
