Site Description: The existing R-1 property is an interior lot. There is an existing two-story main dwelling with an
attached single-car garage on the site.
1. New Accessory Dwelling Unit (C.S. 25.59.070)
Proposed new accessory dwelling unit (proposed to be installed after 1954) is detached from the main
dwelling and located at the rear, left side of the lot in the footprint of the existing single-car garage. The
proposed studio unit is 324.3 SF.

Plans revised to include a full kitchen- sink, under-the-counter refrigerator, and cooktop.
2. Maximum Unit Size
• The proposed ADU is 391.6 SF where 850 SF is allowed. A total of 324.3 SF of the unit is living space and
71.3 SF is trellis overhangs (no supports to the ground). ADUs that are 850 SF or less are exempt from lot
coverage and FAR requirements and therefore, there is no on-site increase to the existing lot coverage or
floor area ratio with the proposed ADU.
3. Setbacks
• The proposed ADU is exempt from setback requirements to the side and rear property lines because it is in
the rear 30% of the lot. The proposed structure is 4'-0" from the main dwelling and meets the 4'-0" required
setback from any structures on site.
4. Parking
• Garage conversions to ADUs do not have to provide on-site parking for the ADU and are not required to
replace covered parking for the main house. One uncovered parking space is required and provided in the
driveway (9' x 20'). The driveway length to property line is over 94 feet and there is space for a total of 4
vehicles parked in tandem.
5. Height and Plate Height
• Proposed height of 11'-0" from the average existing grade complies with the 16'-0" maximum height allowed.
The proposed plate height of 7'-10" front grade meets the 9'-0" plate height maximum requirement.
6. Windows and Skylights
• All glazed openings (windows/doors) are three feet from any property line. There are no proposed skylights.
7. Landscaping
• No increase to existing lot coverage or floor area, so no additional landscaping is required.
