Dear NIr. Cody,
Your request for a minor modification permit was reviewed by property owners within 100', the Planning
Commission and City Council. Since there was no appeal, a minor modification permit for 41% lot coverage
for a new detached garage at 1416 Alvarado Avenue, zoned R-1, was approved effective Apri128, 1997, with
the following findings:
that the additional lot coverage for the detached garage will not have a detrimental impact`� the
character of the adjacent properties;
2. that the detached garage meets all maximum size requirements of Accessory Structures in R-1 Districts,
Municipal Code Section 25.60 and meets Off-Street Parking requirements, Municipal Code Section
25.70; and
3. the proposed project meets all other zoning code requirements and will meet the requirements
of the California Building and Fire Code, 1995 Edition as amended by the City of Burlingame,
and therefore will not be detrimental to public health, safety or welfare.

All site improvements and construction work will require separate application to the Building Department.
This approval is valid for one year during which time a building permit must be issued. One extension of up
to one year may be considered by the Planning Commission if application is made before the end of the first
year.
