REQUEST FOR MINOR MODIFICATION FOR LOT COVERAGE
Dear Property Owner,
The Burlingame Planning Department has received an application for a Minor Modification for Lot Coverage
at the following address.

APPLICATION FOR MINOR MODIFICATION FOR 41% LOT COVERAGE
(WHERE 40% IS THE MAXIMUM ALLOWED) FOR A NEW DETACHED
GARAGE AT THE REAR OF THE LOT AT 1416 ALVARADO AVENUE, ZONED
R-1.
Your property is located within 100 feet of this property. A minor modification has been requested to allow
this addition based on Municipal Code Section 25.55. Any noticed property owner may call this item up for
review. If you would like to request that this project be reviewed, which includes a public hearing,
you should submit a written request to the City Planner within seven days of the postmark on this
letter. Unless review of the application is requested, the minor modification shall be approved based upon
the following findings:
that the additionallot coverage for the detached garage will not have a detrimental impact on the
character of the adjacent properties;
2. that the detached garage meets all maximum size requirements of Accessory Structures in R-1
Districts, Municipal Code Section 25.60 and meets Off-Street Parking requirements, Municipal Code
Section 25.70; and
the proposed project meets all other zoning code requirements and will meet the requirements of the
California Building and Fire Code, 1995 Edition as amended by the City of Burlingame, and therefore
will not be detrimental to public health, safety or welfare.
