An existing first floor Kitchen,BreaktasL Dining Room, and Den will be atlered and � �
added Io in order to create a rmre updaled Kitchen and better use ol ibor area. 7he i W •
upper floor level shall proviCe for a Master Bath addition, a Secondary Bath z � O
remodeling, and an existing small retreal space lo be expanded �o create and
additional bedroom. A good percenlage of the work shall be wilhin the existing main W � �
dwelling'S roof a�fic space. Dormer window/root structures are incorporaled into �
Ihe eaisting arW remodeled high�pitch roof in order to limit the change in scale and �� I
appearance of a second story addition. These elements shall add charac�er to Ihe
current New England Cotlage slyle deaign witFrout be obtmsive.
The proposed addition and remodel has been designed to preserve, while enhancing,
the architectural style and character of Ihe exisling building. The affected areas ot
remodel and addition are utilizing materiais and texlures consislent wilh Ihe exisling
archilecture. Cu«ently the slructure has painted horizonfal ship-lap slyle wood A.P.N. - 027-182-260
siding surtaces with tx and 2x wood trim (painted), and a pseudo slate-like shingle
roof material. The ezisling materials shall be utilized in the proposed changes and �
addition. Cobrs of the siructure shall remain Ihe same to preserve Ihe inlegrity ol REVISIONS
ihe original slruclure's design.

The proposed projeG shall have no apparem impact on adjacent proper�ies or �� �W �'�27��
surrounding areas and is most compatible with Ihe neighborhood character. In fact,
the addition by desgn should be almost invisibie to ihe street fronlage and to adjacem GEN I�Se�SioNS (2/09/�
neighboring propenies.
This project is designed abou� the limits of square tootaye based on lhe Iwo stories ol
living space. The exisiing garagelbasement space is below ezisting tinish gratle
throughout its perimeler and is greater ihan 50% of ezterior walls, etc. below said
grade. This woul4 by current zoning, allow for an ezemplion to exclude this area in
Ihe gross floor area calculations.
A variance is being requested for the replacemenl of an existing side yard back porch
and stair in the same area. Unforiunalely, �he space is considered the buildings
