HomeMy WebLinkAbout1011 Cadillac Way - Staff ReportP.C. 5/27/81 Item No. 11 MEMO T0: PLANNING COMMISSION FROM: ZONING AIDE SUBJECT: SIGN EXCEPTION TO INSTALL A 3'-6" x 4'-4" PROJECTING SIGN IN THE R-4 DISTRICT AT 1011 CADILLAC WAY An application for a Sign Exception was received from AD-CO Signs to erect a 3'-6" x 4'-4" projecting sign on the front of the Chandler Insurance Agencies' building at 1011 Cadillac Way. The site is zoned R-4 (residential) and the existing office building is considered a legal non-conforming use. The present tenant purchased the building and has occupied the structure since 1976. Cadillac Way has developed principally as a commercial street. The M-1 district boundary line runs down Cadillac Way and across the north side of the applicant's site (see attached aerial photo). Rector Cadillac occupies most of the street frontage on the west side of Cadillac Way and Paul's Union Service Station occupies the site to the north. The Northpark Apartments are to the east and south of the site. Northpark Apartments and the Chandler Insurance building are both on the same legal lot; however, a separate parcel number has been assigned to the office building. A sign exception is required because the R-4 zoning of the site limits commercial signage to "3 SF for the building or parcel". If the present zoning were M-1 the proposed sign would be well within sign code limitations for size, placement and type of sign. In the M-1 district, 100 SF of signage would be permitted. The applicant is proposing slightly more than 30 SF. After reviewing the plans for the new sign, together with the applicant's declaration, staff believes that the requested exception is minor and would be a reasonable request considering the commercial character of Cadillac Way. There is no staff objection to an approval of this application, if the Commission first determines that the following code requirements for an exception are satisfied: 1. The adjustment thereby authorized shall not constitute a grant of special privilege inconsistent with the limitations upon other properties in the vicinity and district in which the subject property is situate; and 2. Because of special circumstances applicable to the subject property, including size, shape, topography, street frontage, location or surrounding land use; the size or height of the building on which the sign is to be located; the classification of the street or highway on which the sign is located or designed primarily to be viewed from, the strict application of zoning regulations is found to deprive subject property of privileges enjoyed by other properties in the vicinity and under identical zone classification. ��,_ / � � HT/s HELEN TOWBER 5/21/81 ZONING AIDE cc: Bill Long, AD-CO Signs Michael Chandler, Chandler Insurance Agencies �!
