(650) 69(rT_00 Since there was no appeal to or suspension by the City Council, the December 8, 1997 Planning Commission approval of your sign exception application became effective January 5, 1998. This application was for sign area on the secondary frontage at 1471 Burlingame Avenue, zoned C-1, Subarea A, Burlingame Avenue Commercial Area. The December 8, 1997 minutes of the Planning Commission state your application was approved with the following conditions: 1. that the project shall be built as shown on the photographs/plans submitted to the Planning Department and date stamped October 29, 1997 (photographs) and November �■�,. �, �.� �„ 1997 (81/z" x 11 "�,w h copy for Colton Piano's and shall apply for a building permit within 30 days of approval; 7 t that any change to the copy, size, or location of the sign on the secondary frontage shall require an amendment to this sign exception; that the project shall meet all California Building and Fire Codes, 1995 Edition as amended by the City of Burlingame; and 4. that the sign on the rear frontage of the building shall remain in place as shown on the plans submitted to the Planning Department date stamped October 29, 1997 and November 12, 1997, so long as the Colton Piano business is a tenant in the building, the Colton Piano business and/or the property owner shall pay for the removal of the sign and see to its removal upon the termination of their occupancy of this tenant space. � • January 6, 1998 1471 Burlingame Avenue page -2- All site improvements and construction work will require separate application to the Building Department. This approval is valid for one year during which time a building permit must be issued. One extension of up to one year may be considered by the Planning Commission if application is made before the end of the first year. The decision of the Council is a final administrative decision pursuant to Code of Civil Procedure Section 1094.6. If you wish to challenge the decision in a court of competent jurisdiction, you must do so within 90 days of the date of the decision unless a shorter time is required pursuant to state or federal law.
