At the meeting, the Commission did not accept the changes and had several initial comments regarding the proposed changes. As a result, the Commission requested that the application be scheduled as a regular action item. The application has been scheduled for regular action on October 13, 2009. In addition to remodeling the interior of the tenant space, BevMo! would like to make a minor change to the existing recessed entry. The existing storefront contains stucco siding, wood trim, large glass windows and two canvas awnings. The existing front entry is recessed from the main faCade and contains two painted wood and glass doors with sidelights adjacent to the doors (see existing floor plans and building elevations, date stamped September 18, 2009). The applicant would like to eliminate the recessed entry and replace the existing doors and sidelights with a new automatic sliding glass door system in line with the existing building facade (see proposed floor plans and building elevations, date stamped September 18, 2009). In his letter dated September 16, 2009, the architect notes that "the goal of the BevMo! remodel is to improve visibility of the store from the street and sidewalk" and "maximize the effect of their interior design scheme to attract customers and to utilize the existing space to its utmost efficiency." In addition, the existing canvas awnings would be replaced with one new canvas awning above the entry. Planning staff would note that new or replacement awnings are exempt from design review when the farade or building is not subject to design review. Code Section 25.57.010 (c) notes that design review is required for any change to the front fa�ade of a building located in Subarea A of the Burlingame Avenue Commercial Area. However, because the proposed change is minor in nature, only includes changing the entry and includes clear glass doors (which allows more visibility into the store), Planning staff brought this request forward to you as an FYI item for review. Other than the proposed changes described above, there are no other changes proposed to the design of the storefront. If the Commission feels there is a need for more study, this item may be placed on an action calendar for a second review and/or public hearing with direction to the applicant. The existing building farade along Burlingame Blvd. is presently beige colored stucco with grey wood posts and trim that create 3 bays of openings. The middle bay has a recessed entry double glass doors, with glass side lites actjacent to each door. The other 2 bays on either side of the storefront bay, has fixed storefront windows. There are presently fabric awnings over the side storefront �Nindows. The goal of the BevMo remodel is to improve the visibility of the store from the street and sidewalk. They would like to maximize the effect of their interior design scheme to attract customers, and to utilize the existing space to its utmost efficiency. To accomplish this, the existing center bay entry doors and side lites are to be removed, with a new automatic opening storefront entry system installed in the middle bay in line with the adjacent storefront windows. A new canvas awning will be installed above the new storefront entry doors to accentuate and protect the entry. The existing storefront windows on either side of the entry are to remain. The fabric awnings above the storefront windows are to be removed to uncover the existing decorative framework above the windows, which would be cleaned and painted to match the existing color scheme. The wood frames around the storefront windows and the stucco finish of the building will be cleaned and painted to match the existing conditions.
