REQUEST FOR M/NOR DESIGN REVIEW
Dear Property Owner,
The Burlingame Planning Division has received an application for Minor Design Review at the following
address:
1448 Burlingame Avenue
APN: 029-122-260
APPLICATION FOR MINOR DESIGN REVIEW FOR CHANGES TO THE FRONT FACADE OF AN
EXISTING COMMERCIAL BUILDING AT 1448 BURLINGAME AVENUE, ZONED BAC
(BURLINGAME AVENUE COMMERCIAL). The changes to the front of the building include:
1) Remove an existing awning, horizontal band and exterior light fixtures; and
2) Replace the existing wood windows and doors on either side of the main entry with a new
aluminum clad wood door system that folds to create a large opening.
Your property is located within 100 feet of this property. The Minor Design Review process allows for minor
changes to a fa�ade where the change in materials is equal to or higher quality to the material being
replaced. This Minor Design Review application requests to allow for changes to the front fa�ade of an
existing commercial building at 1448 Burlingame Avenue, based on Municipal Code Section 25.57.013, as
described above. Any noticed property owner may call this item up for review by the Planning Commission.
If you would like to request that this project be reviewed, which includes a public hearing, you
should submit a written request to the Community Development Director within seven days of the
postmark on this letter, or November 21, 2012. Unless review of the application is requested, the Minor
Design Review shall be approved based upon the following findings:
that the changes to the fa�ade are minor in nature, and the change in materials are equivalent to or
higher quality than the material being replaced;
2. that the blend of mass, scale and dominant characteristics of the fa�ade change are consistent with
the existing structure's design and with the existing facades on the block; and
3. that the changes to the fa�ade are found to be compatible with the Design and Character Chapter of
the Burlingame Downtown Specific Plan and the Commercial Design Guidebook.
