REQUEST FOR M/NOR DESIGN REVIEW
Dear Property Owner,
The Burlingame Planning Division has received an application for Minor Design Review at the following
address:
1311 Burlingame Avenue
APN: 029-202-090
APPLICATION FOR MINOR DESIGN REVIEW FOR CHANGES TO THE FRONT FACADE OF AN
EXISTING COMMERCIAL STOREFRONT AT 1311 BURLINGAME AVENUE, ZONED BAC
(BURLINGAME AVENUE COMMERCIAL). The changes to the front of the building include:
■ Removal of the arched soffit at the storefront over the existing entry .
■ Replacement of the existing storefront windows with black anodized aluminum frame
windows of the same size and in the same locations.
■ New, powder coated black paint gooseneck lights on the building fa�ade above the
windows.
Your property is located within 100 feet of this property. The Minor Design Review process allows for minor
changes to a fa�ade where the change in materials is equal to or higher quality to the material being
replaced and any other minor changes that are determined by the community development director to
comply with the Design Guidelines of the Burlingame Downtown Specific Plan. This Minor Design Review
application request to allow for changes to the front fa�ade of an existing commercial storefront at 1311
Burlingame Avenue, based on Municipal Code Section 25.57.013, as described above.
Any noticed property owner may call this item up for review by the Planning Commission. If you would like
to request that this project be reviewed, which includes a public hearing, you should submit a
written request to the Community Development Director within seven days of the postmark on this
letter, or by Monday, September 9, 2019. Unless review of the application is requested, the Minor Design
Review shall be approved based upon the following findings:
that the changes to the fa�ade are minor in nature, and the change in materials are equivalent to or
higher quality than the material being replaced;
that the blend of mass, scale and dominant characteristics of the fa�ade change are consistent with
the existing structure's design and with the existing facades on the block; and
that the changes to the fa�ade are found to be compatible with the Design and Character Chapter of
the Burlingame Downtown Specific Plan and the Commercial Design Guidebook.
