The changes to the front of the building include: Replace the existing awning with a new vertical fabric awning flush with the exterior wall. Add a new cedar wood panel between the bottom of the new awning and the top of the existing storefront system. Your property is located within 100 feet of this property. The Minor Design Review process allows for minor changes to a fa�ade where the change in materials is equal to or higher quality to the material being replaced and any other minor changes that are determined by the community development director to comply with the Design Guidelines of the Burlingame Downtown Specific Plan. This Minor Design Review application request to allow for changes to the front fa�ade of an existing commercial storefront at 1309 Burlingame Avenue, based on Municipal Code Section 25.57.013, as described above. Any noticed property owner may call this item up for review by the Planning Commission. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written request to the Community Development Director within seven days of the postmark on this letter, or by May 25, 2018. Unless review of the application is requested, the Minor Design Review shall be approved based upon the following findings: that the changes to the fa�ade are minor in nature, and the change in materials are equivalent to or higher quality than the material being replaced; 2. that the blend of mass, scale and dominant characteristics of the fa�ade change are consistent with the existing structure's design and with the existing facades on the block; and that the changes to the fa�ade are found to be compatible with the Design and Character Chapter of the Burlingame Downtown Specific Plan and the Commercial Design Guidebook.
