Applicant and Designer: Jeanne Davis, Davis Architecture APN: 026-183-030 Property Owners: Miro and Marica Brajenovic Lot Area: 6,000 SF General Plan: Low Density Residential Zoning: R-1 Project Description: The existing two-story house with a detached two-car garage contains 2,603 SF (0.43 FAR) of floor area and has three bedrooms. The applicant is proposing to demolish the rear portion of the house, reconstructing this rear area with a 616 SF addition, and add 435 SF to the rear of the existing second story. W ith the proposed project, the floor area will increase to 3,387 SF (0.56 FAR) where 3,420 SF (0.57 FAR) is the maximum allowed. The proposed project is 33 SF below the maximum allowed FAR. W ith this project, the number of potential bedrooms is increasing from three to four. Two parking spaces, one of which must be covered, are required on site. The existing detached garage provides two covered parking spaces (19'-11'/z" wide x 20'-0" clear interior dimensions) and one uncovered space (9' x 20') is provided in the driveway. Therefore, the project is in compliance with off-street parking requirements. All other Zoning Code requirements have been met.
