REQUEST FOR MINOR MODIFICATION
Dear Property Owner,
The Burlingame Planning Department has received an application for a Minor Modification and Hillside Area
Construction Permit at the following address:
1136 Bernal Avenue
APN: 026-182-200
APPLICATION TO EXTEND AN EXISTING FIRST FLOOR WALL 35'-11" ALONG THE
LEFT SIDE PROPERTY LINE WITH A 3'-6" SIDE SETBACK WHERE 4'-0" IS REQUIRED
FOR A 712 SF SINGLE STORY ADDITION AT THE REAR OF THE HOUSE AT 1136
BERNAL AVENUE, ZONED R-1. The plate height and roof ridge of the addition will match those
of the existing house.
Your property is located within 100 feet of this property. A minor modification has been requested to allow this addition
based on Municipal Code Section 25.55. Any noticed property owner may call this item up for review. If you would like
to request that this project be reviewed, which includes a public hearing, you should submit a written request to the
City Planner within seven days of the postmark on this letter. Unless review of the application is requested, the minor
modifications shall be approved based upon the following findings:
1. that the original house was built with a 3'-6" side setback which does not meet current code requirements and
that the proposed addition with a 3'-6" side setback does not represent a greater impact on the adjacent
property than the existing side setback (3'-6" );
2. that proposed addition complies with lot coverage, floor area ratio, height and all other current development
requirements;
3. that the proposed first addition floor is located at the rear of the house and will not be visible from Bernal
Avenue and is located 25'-1" from the rear property line, and is therefore compatible with the aesthetics, mass,
bulk and character of adjacent properties and the neighborhood; and
4. that the proposed project meets all other zoning code requirements and will meet the requirements of the
California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame, and therefore will
not be detrimental to public health, safety or welfare.
