Your request for a minor modification was reviewed by property owners within 100 feet, the Planning Commission
and C:ity Council. Since there was no appeal, a minor modification to extend an existing first floor wa1135'-11" along
the left side properiy line with a 3'-6" side setback where a 4'-0" setback is required for a single story addition at 1136
Benla] Avenue, zoned R-1, was approved effective December 21, 2005.
The proj ect shall Ue Uuilt as shown on the plans submitted to the Planning Department and date stamped December S,
2005. Any changes to these plans shall be subject to further minor modification procedures. 'The minor modification
was approved with the following findings:
that the original house was built with a 3'-6" side setback on the left side which does not meet current code
requirements; and that the proposed addition with a 3'-6" side setback does not represent a greater impact on
the adjacent property than the existing side setUack;
2. that proposed addition is small and not subject to formal design review and complies with lot coverage, floor
area ratio, height and all other current development requirements;
3. that the proposed first floor addition is located at the rear, left side and of the existing structure and will be
consistent with the existing architecture of the house and is compatible with the aesthetics, mass, bulk and
character of adjacent properties and the neighborhood; and
4. that the proposed project meets all other zoning code requirements and will meet the requirements of the
California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame, and therefore will not
Ue detrimental to public health, safety or welfare.
All site improvements and construction work will require separate application to the Building Department. This
approval is valid for one year during which time a building permit must be issued. One extension of up to one
year may be considered by the Planning Commission if application is made before the end of the first year.

changes to approved Minor Mod

Minor Mod approved for first floor addition and applicant to submit to Building. Architect
was in to discuss the following changes to the plans:
• The overhang at the rear, right side of the addition will be reduced from 5'-0" to match
the existing overhang (reduces amount of lot coverage)
• The roof ridge will be moved slightly to the right to accommodate the change in the
overhang (no increase in the height of the ridge)
• Architect to show an existing tree at the left, rear corner of the proposed addition to
meet the landscaping requirement- needs to be reviewed by Steve to determine if it will
survive construction and if not, will need to be moved/replaced to meet landscape
requirement of 2 trees
These changes reviewed at counter by E. Lewit and R. Hurin and approved to be submitted to
the Bldg. Department.
