Your property is located within 100 feet of this property. A minor modification has been requested to allow this addition based on Municipal Code Section 25.55. Any noticed property owner may call this item up for review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written request to the City Planner within seven days of the postmark on this letter. Unless review of the application is requested, the minor modification shall be approved based upon the following findings: that the proposed first floor addition is at the rear of the structure, will not be visible from the street and will not have a detrimental impact on the character of the adjacent properties; 2. that the first floor addition and detached garage are designed within the allowed building envelope, does not increase the number of bedrooms enough to require two covered parking spaces and is therefore compatible with the aesthetics, mass, bulk and character of existing and potential uses of properties in the general vicinity; 3. that the detached garage meets all maximum size requirements of Accessory Structures in R-1 Districts, Municipal Code Section 25.60 and meets Off-Street Parking requirements, Municipal Code Section 25.70; and 4. that the proposed addition meets side, rear setback and height requirements and will meet the requirements of the California Building and Fire Code, 1995 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety or welfare.
