Since there was no appeal, a minor modification permit for lot coverage to add a bedroom, bathroom and bay windows on the first floor and a detached single car garage at 1132 Bernal Avenue, zoned R-1, was approved ei%ctive September 8, 1997, with the following findings: that the proposed first floor addition is at the rear of the structure, will not be visible from the street and will not have a detrimental impact on the character of the adjacent properties; 2. that the first floor addition and detached garage are designed within the allowed building envelope, does not increase the number of bedrooms enough to require two covered parking spaces and is therefore compatible with the aesthetics, mass, bulk and character of existing and potential uses of properties in the general vicinity; 3. that the detached garage meets all maximum size requirements of Accessory Structures in R-1 Districts, Municipal Code Section 25.60 and meets Of� Street Parking requirements, Municipal Code Section 25.70; and 4. that the proposed addition meets side, rear setback and height requirements and will meet the requirements of the California Building and Fire Code, 1995 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety or welfare. This approval is valid for one year during which time a building permit must be issued. One extension of up to one year may be considered by the Planning Commission if application is made before the end of the first year.
