SMOKE DETECTORS
- In new construction, smoke alarms (i.e. smoke detectors) shall receive their primary power source
from the building wiring and shall be equipped with battery backup and low battery signal. In existing
construction, smoke alarms (i.e. smoke detectors) may be battery operated. (CBC 907.2.10.1.3,
9Q8.2.10.5.2)
- Smoke alarms (i.e. smoke detectors) shall be installed and maintained at all of the following locations
(CBC 907.2.10.1.2): in each room used for sleeping purposes, on the ceiling or wall outside immediate
vicinity of sleeping room, in each story, basement or split level within a dwelling unit.
- Where more than one smoke alarm is required to be installed, it shall be interconnected in such a
manner so that the activation of one alarm will activate all of the alarms. (CBC 9Q72.10.3)
LIGHTING/SWITCHING
-All new indoor and outdoor lighting fixtures to be high efficacy per CEnC 150.0(k)(1)(a).
- In bathrooms, garages, laundry rooms and utility rooms at least one luminaire shall be controlled by a
vacancy sensor.
- Any JA8-compliant lamp or luminaire must be controlled by a vacancy sensor or dimmer.
- Undercat�inet li ghtin g must be switched se paratel y fram other li ghting.
- Lighting fixtures located in closets shall have a cover and be located 12" minimum from shelves per
CEC 410.8.
- Switches shall be mounted with their centers at 42" above finish floor.
- New exterior lighting fixtures to be controlled by one of the following combinations: photocell and
motion sensor, photocell and time switch or astronomical time clock.
- Exhaust fans must be switched separately from lighting or utilize a device where fighting can be turned
otf while the fan is running (excludes kitchen exhaust hoods).
RECEPTACLE OUTLETS
-All receptacle outlets shall be listed tamper-resistant receptacle (CEC 406.11).
- At no point on a wall shall outlets be spaced more than 6' apart. CEC 210.52
- Electrical outlets shall be mounted at 12" a.f.f. to centerline of fixture, unless noted otherwise.
- Bathroom receptacles shall be served by a dedicated 20 amp circuit (C�C 210-52(d))
- Provide a minimum of two 20 amp small appliance circuits for kitchen countertops.
- GFCI outlet protection is required in bathrooms, in kitchens and all exterior locations.
-All receptacles in the follawings rooms shall be ofAFCI type: kitchen, hallway, bedroom, closet, living
room, dining room or sim.
- Contractor shall verify with owner need for 220 volt outlets for appliances and equipment.

GENERAL NOTES:
1. Edward L. La Rosa (CE 68220) is the Project Engineer. Any Engineering
(structural) issues shall be directed to CE 68220 at 650 575-5680.
2. BUILDING CODE: All construction work performed for this project shall comply with
the 2019 California Building Code (CBC) and Local (City, Town, or County� Codes.
3. CONTRACTOR'S APPROVAL;
a. Contractor shall, prior to starting construction, coordinate all the construction
documents of the latest revision, verify all the dimensions, check for
conflicting requirements and report to CE 68220 any discrepancies and field
conditions which are different from those indicated on drawings.
b. Areas requiring special attention: variation caused by different architectural
elevation, e.g. location changes of hoidowns and post anchors due to different
window sizes, location and porch layout, the existence or non-existence of
interior bearing wall and footings, planter shelves, box columns, brick ledger,
isolated column pads in 3-car garage option, etc.
4. STRUCTURAL ONLY:
c. Structural drawings are intended to cover the structurai framing and the
found tion element onl . Non-structural elements includin decorative

architectural elements, stair framing, guardraiis, concrete pads, driveway, and
etc. may not be covered in the structural drawings. Contractors are advised
to review all other plans and construction documents for non-structural items,
which may be embedded in attached to or otherwise interfering the structural
elements.
d. MARBLE/TILE: Where marble/tiles are installed, it is the contractor's
responsibility to consult with an expert for special firaming advice to avoid
cracking which may include upsizing the floor joists, reducing the joist span
and spacing, increase the thickness of floor sheathing, etc.
e. CE 68220 is not responsible for the ventilation, including under-floor, joist
and attic, nor concrete flat work including concrete driveway, walkway, door
pads and other similar items. Images and/or dimensions given for the fla�
work are intended to be conceptual. Contractors shall follow the ArchitectU-�
Plans or Owner's specifications for finai locations, geometry and dimensior_.
5. NOT T�J SCALE: Drawings are not to be scaled. Engineer shall determine dimens�c�:�
not specified, when required by field condition.
6. TYPICAL DETAILS: Typical and similar details shall apply where no specific details ��

7. REVISIONS AND MODiFICATIONS:
a. All drawings and subsequent revisions, if any, shall be approved prior to
start;ng canstructian. No structural members shal! be substituted, relocateC or
omitted, without prior written approvai.
b. Field Modifications: When the installation of inechanical, plumbing, electrica'.
landscaping and other similar elements requires changes or modifications
including boring, notching, or cutting made, to the structural elements,
contractor shall submit such changes or modification to CE 68220 for ap� "_• c
prior to installation.
c. NOTCHING: for benms, joists, and rafters, notching from the top edge or t�e
bottom edge is never permitted without approval. Boring are allowed oniy i�
located within the middle 1/3 span and the hole size shall be limited to 1 j E
of inember depth.
8. ADDITIONAL EQUIPMENT: Unless specified on the structurai framing plans, mechanical
and p�umbing equipments, e.g. spa tub, FAU, etc., to be placed over or suspended off
the structure members shall be submitted to CE 68220 for approval.
9. CONSTRUCTION SA�ETY: Contractor and the subcontractors are responsible for the order
and means of construction and all temporary bracing and erection during construction.
10. Sheetrock Stacking Guidelines: When sheetrock is stocked on a wood-framed floor
during construction, the following guidelines shall be followed:
a. The sheetrock shall be laid with the LONG DIRECTION PERPENDICULAR to th=
Joists below.
b. Sheetrock must not be stocked more than 2 feet high.
c. If sleepers ore used beneath a stack of sheetrock, they shall be placed a: �:
more than 2'-0" o.c.
d. The floor joists directly beneath a stack of sheetrock shall be shored from
below with 4x4 temporary beams placed PERPENDICULAR to the joists. These
beams shail then be supported by min 2x4 posts over 4x4x24" sieepers at a
maximum spacing of 3'-0' o.c. This shoring shall be done prior to stacking
the sheetrock and sha�l be repeated on every floor directly below the stac'r,��
sheetrock untii a concrete siab or foundation system is reached.
e. If contractor prefers not to provide shoring for the stacked sheetrock as
specified above, the maximum height of Sheetrock ailowed to be placed on the
floor is 9 inches.

HARDWARE:
1. A�I framing anchors, straps, hangers, post caps, column bases, holdowns, hinges.
connectors, angles and clips shall be manufactured by SIMPSON or equal.
Nailing schedule shall be in accordance with product requirements for maximum
tabulated loads. Unless noted otherwise, SIMPSON type N nails shall be used witi-:
the above framing connectors.
2. U.O.N. All flush mounted single floor joists shall have, LU210 hangers and all flush
mounted single roof rafters shall have "LSU" hangers.
For "i" joists use hangers as specified on plans otherwise use "IUS" type.
3. U.O.N. All flush mounted sawn lumber beams or multiple joists shall have "HHUS"
hangers where flush mounted.
For Engineered Beams use hangers as specified on plans otherwise use "HU" type
hangers.
4. Ali straps indicated on drawings shall be fastened with naiis where bolts and naiis
are optional. Bolts are required oniy when specified.
5. t6d and 10d fasteners are common naiis and shall be usecf throughout this project
except all toe-nailing shall be 16d nails. 10d common nails may be repiaced wi-h
!6d sinkers. Box nails shail not be used untess otherwise noted.
6. Ali nails and any other fasteners connecting to P.T. members (mudsills) or expos�d
to weather shall be hot-dipped zinc galvanized (not electroplated), stainless steel,
silicon bronze or copper. Washers shall be HDG or ZMAX.
7. The diameter of bored holes, including machine bolts, anchor bolts, holdown bolt"
shall not be larger than the specified bolt size, plus 1/16th of an inch.
FOUNDATION NOTES:
1. SOIL: The Foundation has been designed per 2016 CBC:
Minimum Allowable Soil Bearing Pressure = 1,500 psf.
SINCE NO SOIL REPORT HAS BEEN PROVIDED OWNER OF

2. GRADING AND DRAINAGE:
a. Contractor shali verify depths and locations of utility systems, piping and foundation
systems adjacent to this work prior to start of construction. Areas to receive fill
shall be excavated to depths required to provide firm bearing for the fills.
b. All stumps, roots, and vegetation shall be removed from the soil to a depth of at
least 12" below the ground surface in the area occupied by the building, paving,
and waikways. All wood concrete forms shall be removed from the from direct
contact with the ground under the buiiding.
c. All materials resulting from demolition, excavation and earthwork shall be removed

d. Fili materials shall be with imported materials that have prior approval based upon
samples provided by the contractor. Selected site soil materials shali be uniformly
graded, free of vegetable matters, rock fragments greater than 6"� and other
delegated deleterious material.
e. Fill materials shall be placed in 8" layers with sufficient moisture content to be
compacted to 95� of maximum dry density by ASTM D1557 test methods. Use 90%
compacting at areas more than 5 feet from buiidings that are not to receive paving.
Bockfill materials shall not be placed against walls until the walis and their bracing
slabs have developed their design strength.
f. Finished grade shall be designed to prevent ponding of water and to direct surface
water runoff away from foundations, and edges of slabs and pavements and towards
suitable collection and discharge facilities. Slopes of at least 2� are recommended.
At a minimum, splash blocks should be provided at the discharge ends of roof
downspouts to carry water away from perimeter foundations. Preferably, roof downspouts
r�ater should be collected in a closed pipe system that is routed to a storm drain
system or other suitable location.
e. �INISH GRADING: Finish grading around the exterior of the foundation shall be sloped to
drain away from the building and be a minimum of 6" below the sill plate, and of 8"
to meet FHA requirements.

o. Foundation concrete shall have a minimum compressive strength of 3,000 psi.
b. Coid joints may be used only where shown. Jointing surface shall be clean, free of
foreign material and intentionally roughened.
�. Special Inspections per CBC are required where concrete strength greater than 2500 psi
is used.
=. REE��S:
�. Unless specified otherwise, reinforcing steel shall be deformed bars of billet or axle steel
per ASTM A615 Grade 40. For �5 and bigger Grade 60 shall be used.
b. Rebar to be welded shall be ASTM A'706
�. INSTALLATION: Rebar, dowels and other embedded elements shall be secured in place
before pouring concrete. Reinforcement shall be clean and free of extraneous material.
�. CLEARANCE:
* 3" clearance shall be provided where concrete is cast against earth.
* 2" clearance for concrete exposed to earth or weather but deposited
against forms.
* 3/4" clearance for slabs and walis where concrete, is not exposed
to earth or weather.
�. LAPPING: Lap a�l re�nforcing splices a minimum 48 bar diameters but in no case less
�han 24".
�. ANCHOR BOLTS:
a. Anchor bolts shali be A307 steel with an actual diameter of 5/8" and 12" long minimum
Embedment +nto concrete shall be 7" minimum. For 2-pour slab-on-grade foundations,
the minimum embedment shall be 7" into the 1 st pour.
b. Each anchor bolt shall be mounted on sili/mud plate with an iron plate washer of
3"x3"x1/4":BP5�8-3 or BPS5/8-3 (w cut washer).
c. Two bolts minimum on each piece of mudsill plate
d. 6" minimum but no more than 12" from each cut end of the sill plate
e. Epoxy anchors of equal diameter may substitute anchcr boits, instailation shall 'o':i���
approved ICC report.
`. Epoxy anchors shall be installed 7 days min. after concrete has been poured.
o. HOLDOWNS:
a. Hoidowns locations shall not be scaled off the foundation pians. They shall be located
�;� close evaluation of architectural floor plans, shear wall plans, and the framing plans

a. r'dn,ere helded wire fabric is used, placing the wire fabric at siab mid-depth is very
impo�:�nt. Wire fabric of flat sheets and the use of adobe seats are recommended. If
wire fabric rolis are used, contractor shall unroll the fabric and flatten it before
placement.
8. DESIGN MIX (Do Not Use Pea Gravel):
Concrete shali be proportioned with cement having a minimum 5 1/2 sacks
per cubic yard, hardrock aggregates, and admixtures to provide strenghts as
shown below. The requirements from ACI 318 for water-cement ratios and
air content shail be followed.

LUMBER NOTES:
1. Roof framing shall be Qouglas Fir Larch #2 or better all other horizontal framing shall be Dougias
Fir Larch #1 or better U.O.N.
2. Finqer-joined studs must not be used without prior approval by CE 68220.
3. Top pla�es, sill plates, studs and posts shall be Douglas Fir Larch #2 or better.
4. Wood (.e. mudsill) in direct contact with concrete and other members located within 8" ef finish
grade snali be pressure treated Hem Fir or pouglas Fir Larch. However, if Doug Fir is required in
Shear wall Schedule, only pressure treated Douglas Fir may be used.
5. All lumber that is subject to sustained- or trapped moisture exposure, including lumber that is only
partially exposed to moisture at contact points, shali be pressure treated or redwood. Common
places for this are exterior stair stringers, rim boards for exterior decks, supporting pony walis for
elevated entry decks, etc. Galvanized nails and hardware's shall also be used to replace regular ones.
o. GIue-Laminated Beams (GLB):
a. �imply supported GLB's shall be 24F-V4 DF-Larch/DF-Larch per 2019 CBC
b. Cantilevered at ends or continuously across supports shali be 24F-V8 DF-Larch/DF-Larch

STRUCTURAL STEEL:

7. Per AISC "SEISMIC" the filler metal for welds should be spec€fied to have charpy V-notch
toughness of 20 ft-Ibs at -20°F and welding should be required to be performed using a

GENERAL
- Contractor or subcontractor shall apply for all permits and inspections required by legal authorities to obtain certificate of occupancy.
- Contractor shall bid the project as indicated and specified on the drawings. When substituting materials or equipment the contractor shall submit catalog cut sheets
and an amount for the substitution for approval prior to purchase and installation.
- Fire sprinkler system, as required, shall be design-build with the subcontractor being required to pull their own permits for this scope of work. Shop drawings and
product literature shall be submitted to architect for review prior to any purchase or installation.
- Contractor shall post the installation certificate (CF-6R) and insuiation certificate (IC-1) in a conspicuous location, or kept with plans, and made available to the
inspector.
- Contractor shall provide copies of the Califomia Home Energy Guide, CF-1 R, MR-1 R, CF-6R and IG1 forms to the building owner.
- An approved HERS provider and certified rater shall conduct the filed verification and diagnostic testing.
- Contractor shall provide a certificate of field verifications and diagnostic testing (CF-4R), signed and dated by the HERS rater to the building department prior to final
inspection.
- 100°/a of mixed debris must be transported by a registered hauler to a registered facility and be processed for recycling.
- Annular spaces around pipes, electric cables, conduits, or other openings in sole/bottom plates at exterior walls shall be closed with cement mortar, concrete
masonry, or a similar method acceptable to DBI for protection against rodents.

MECHANICAL, PLUMBING AND EQUIPMENT
- All spaces intended for human occupancy shall be provided with heating per CBC Table 403.7.
- Rooms containing bathtubs, showers, spas and similar bathing fixtures shall be mechanically ventilated. Provide an exhaust fan with a min. capacity of 50 cfm.

requirements of CMC 504.3. Provide 1Q0 sq. inches min. of makeup air opening for domestic dryers.

- Range hood vents shatt meet the requirements of CMC 504.2 and comply with CMC Table 403.7.

BUILDING MATERIALS
- Verify wall and floor framing does not exceed 19% moisture content prior to enclosure. Materials with visible signs of moisture damage shall not
be installed. Moisture content shall be verified in compliance with the following: (CalGreen 4.505.3 )
1) Moisture content shall be determined with either a probe-type or a contact-type moisture meter. Equivalent moisture verification methods
may be approved by the enforcing agency and shall satisfy requirements in Section 101.8.
2) Moisture readings shall be taken at a point 2 feet (610 mm) to 4 feet (1219 mm) from the grade-stamped end of each piece to be verified.
3) At least three random moisture readings shall be performed on wall and floor framing with documentation acceptable to the
enforcing agency provided at the time of approval to enclose the wall and floor framing. Insulation products which are visibly wet or have a high
moisture content shall be replaced or allowed to dry prior to enclosure in wall or floor cavities. Manufacturers' drying recommendations shall be
followed for wet-applied insulation products prior to enclosure
- Concrete slab on grade foundations required to have a vapor retarder must also have a capillary break, including at least one of the following:

1) A 4-inch (101.6 mm) thick base of 1/2-inch (12.7 mm) or larger ctean aggregate shall be provided with a vapor retarder in direct contact
with concrete and a concrete mix design which will address bleeding, shrinkage and curling shall be used. For additional information, see
American Concrete Institute, ACI 302.2R-06.
2) A slab design specified by a licensed design professional.
