Applicant and Property Owner: Catherine Shiu Designer: JD & Associates Lot Area: 6,000 SF General Plan: Low Density Residential APN: 026-183-120 Zoning: R-1 Summary: The applicant is requesting design review and a parking variance for parking space dimensions for a first and second story addition to an existing single-story house. The proposed additions include 8 SF to the first floor and 1,070 SF for a second floor. The floor area of the proposed residence totals 3,409 SF (.57 FAR) where 3,420 SF (.57 FAR) is the maximum allowed. The number of bedrooms will increase from three to four, which requires a single-car garage. The existing garage has interior dimensions of 11'-4" x 17'-8" with a 2'-0" overhang where 10'-0" x 20'-0" is required. Therefore a parking variance is needed for parking space length. If in the future a two-car garage is needed, it would require the addition of 192 SF and a F.A.R. variance. All other zoning code requirements have been met. Staff Comments: See attached. The concrete slab has a"step up" which has a clear dimension from the garage door of 17'-6". Adding the 2'-0'� of allowed front bumper overhang the total clear length is equal to 19'-6" and therefore deficient by 6" in length. b Without the variance excessive expense would be involved in creating the additional 6" in parking length and would result in an unreasonable request. c The existing pa.rking space has been there for many years.
