Dear Mr. Prendergrasf,
Your request for a hillside area construction permit and minor modification was reviewed by property owners
within 100 feet, the Planning Commission and the City Council. Since there was no appeal, a hillside area
construction permit and minor modification for a first floor addition (234 SF) at the front of the house and
interior remodeling at 2609 Trousdale Drive, zoned R-1, was approved effective October 24, 2003. The project
must be consistent with the plans submitted to the Planning Department and date stamped October 3, 2003,
sheets A1 through A4.
All site improvements and construction work will require separate application to the Building Departrnent. This
approval is valid for one year during which time a building permit must be issued. One extension of up to one
year may be considered by the Planning Commission if application is made before the end of the first year.

REQUEST FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR
MODIFICATION
Dear Property Owner,
The Burlingame Planning Department has received an application for a Hillside Area Construction
Permit and Minor Modification at the following address:
2609 TROUSDALE DRIVE

APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR
MODIFICATION FOR A FIRST FLOOR ADDITION (234 SF� AT THE FRONT OF
THE HOUSE AND INTERIOR REMODELING AT 2609 TROUSDALE DRIVE,
ZONED R-1. The applicant is requesting a minor modification for a 10% reduction in the
covered parking space width (9'-0" width proposed where 10'-0" is required). Stairs at the rear
of the garage encroach into the covered parking space by 1'-0" x 1'-0".
Your property is located within 100 feet of this property. A hillside area construction permit and
minor modification have been requested to allow this addition based on Municipal Code Sections
25.61 and 25.55.
Any noticed property owner may call this item up for additional review for either the hillside area
construction permit request or the minor modification request. If you would like to request that this
project be reviewed, which includes a public hearing, you should submit a written and signed
request to the City Planner within seven days of the postmark on this letter. A copy of the site
plan, floor plans and building elevations are enclosed for your review.
Unless review of the application is requested, the hillside area construction permit and minor
modification shall be approved based upon the following findings:
that the interior width of the garage will accommodate one vehicle, is a minor 1'-0" x 1'-0"
encroachment caused by stairs into the house, and shall not have any greater negative impact on the
neighborhood than already exists;
2. that the proposed addition is designed within the allowed building envelope, does not increase the
number of bedrooms enough to require an additional covered parking space, and does not extend
above the existing roof ridge, and is therefore compatible with the mass and character of adjacent
properties and neighborhood; and

3. the proposed project meets all other zoning code requirements and will meet the requirements of
the California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame, and
therefore will not be detrimental to public health, safety or welfare.
