The applicant is proposing a 284 SF first floor addition and a new 806 SF second story. The proposed project would increase the total floor area to 2,395 SF (0.48 FAR), where 2,700 SF (0.54 FAR) is the maximum allowed. The project is 305 SF below the maximum allowable floor area. With this application, the number of bedrooms will increase from two to four. Two parking spaces, one of which must be covered, are required on-site. One covered parking space is provided in the existing attached garage (9'-2" x 20'-4" clear interior dimensions); one uncovered parking space (9' x 20') is provided in the driveway. All other Zoning Code requirements have been met. From Rick Caro III Building Division Please address the following comments at this time; provide a written response and revised plans with your resubmittal: The following comments do not need to be addressed now, but you should be aware of them as they will need to be addressed at time of building permit submittal. 1) This project will be considered a New Building because, according to the City of Burlingame Municipal code, "when additions, alterations or repairs within any twelve-month period exceed fifty percent of the current replacement value of an existing building or structure, as determined by the building official, such building or structure shall be made in its entirety to conform with the requirements for new buildings or stnictures." This building must comply with the 2013 California Building Code for new structures. BMC 18.07.020 Note: Any revisions to the plans approved by the Building Division must be submitted to, and approved by, the Building Division prior to the implementation of any tivork not specifically shotivn on the plans. Significant delays can occur if changes made in the field, without City approval, necessitate further review by City departments or the Planning Commission. Inspections cannot be scheduled and will not be performed for work that is not shown on the Approved plans. 2) Due to the extensive nature of this construction project the Certificate of Occupancy will be rescinded once construction begins. A new Certificate of Occupancy will be issued after the project has been final. No occupancy of the building is to occur until a new Certificate of Occupancy has been issued. 3) When you submit your plans to the Building Division for plan review provide a completed Supplemental Demolition Permit Application. NOTE: The Demolition Permit will not be issued until a Building Permit is issued for the project. 4) On the plans show that all openings in exterior walls, both protected and unprotected, will comply with 2013 CRC, Table 302.1(1). Provide a table or chart that specifies 1) the openings allowed and; 2) the size and percentage of the openings proposed. 5) Provide guardrails at all landings. NOTE: All landings more than 30" in height at any point are considered in calculating the allowable lot coverage.
