REQUEST FOR MINOR MODIFICATION FOR LOT COVERAGE
Dear Property Owner,
The Burlingame Planning Department has received an application for a Minor Modification at the following
address:
1916 BROADWAY
APN: 026-172-170
APPLICATION TO ALLOW 40.85% LOT COVERAGE WHERE 40% LOT COVERAGE
IS THE MAXIMUM ALLOWED (A TOTAL OF 2,461 SF OF THE 6,000 SF LOT WILL BE
COVERED, WHERE 2,400 SF OF COVERAGE IS THE MAXIMUM ALLOWED) AT 1916
BROADWAY, ZONED R-1. The applicant is proposing to remove 199.5 SF of the existing
garage and an existing covered deck off the rear of the house and add a 214 SF single story
addition. The plate height, roof height and materials will match those of the existing house.
Your property is located within 100 feet of this property. A minor modification has been requested to allow this
addition based on Municipal Code Section 25.55. Any noticed property owner may call this item up for review. If
you would like to request that this project be reviewed, which includes a public hearing, you should submit
a written request to the City Planner within seven days of the postmark on this letter. Unless review of the
application is requested, the minor modifications shall be approved based upon the following findings:
l. that the existing lot coverage on the property is 41.2% and that this proposed project will reduce the lot
coverage and bring the property closer to compliance (40%), will not alter the character of the neighborhood
and will not have a detrimental impact on the character of the adjacent properties;
2. that the proposed addition is designed within the allowed building envelope, is an extension of an existing
wall and the proposed materials for the addition match the materials on the existing house and therefore, the
addition is compatible with the mass and character of the property and of the neighborhood;
3. that the proposed first floor addition is compatible with the aesthetics, mass, bulk and character of adjacent
properties and the neighborhood; and
4. the proposed project meets all other zoning code requirements and the construction will meet the
requirements of the California Building and Fire Codes, 2001 Edition as amended by the City of Burlingame;
therefore will not be detrimental to public health, safety or welfare.

Dear Ms. Lau:
Your request for a minor modification was reviewed by property owners within 100 feet, the Planning Commission and City
Council. Since there was no appeal, a minor modification to allow 40.85% lot coverage, where 40% lot coverage is the
maacimum allowed, for a single story addition at 1916 Broadway, zoned R-1, was approved effective Apri124, 2006.
The project shall be built as shown on the plans submitted to the Planning Department and date stamped March 15, 2006.
Any changes to these plans shall be subject to further minor modification procedures. The minor modification was approved
with the following findings:
1. that the existing lot coverage on the property is 41.2% and that this proposed project will reduce the lot coverage and
bring the property closer to compliance (40%), will not alter the character of the neighborhood and will not have a
detrimental impact on the character of the adjacent properties;
2. that the proposed addition is designed within the allowed building envelope, is an extension of an existing wall and the

All site improvements and construction work will require separate application to the Building Department. This approval is
valid for one year during which time a building pernut must be issued. One extension of up to one year may be considered
by the Planning Commission if application is made before the end of the first year.
