Since there was no appeal, the Hillside Area Construction Permit and Minor Modification for a 794 SF first floor addition along the sides and rear of the house at 2729 Trousdale Drive, zoned R-1, was approved effective August 25, 2015. The project must be built consistent with the plans submitted to the Planning Division and date stamped August 5, 2015. All site improvements and construction work will require separate application to the Building Department. This approval is valid for one year during which time a building permit must be issued. The minor modification permit is required to extend an existing, non-conforming first floor wall along the right side of the house (3'-10" proposed where 7'-0" is required). The proposed addition totals 794 square feet. Your property is located within 100 feet of this property. A Hillside Area Construction Permit has been requested to allow this addition based on Municipal Code Section 25.61. The Minor Modification has been requested to allow for the reduced side setbacks based on Municipal Code Section 25.55. Any noticed property owner may call this item up for additional review. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written and signed request to the Community Development Director within seven days of the postmark on this letter, or August 25, 2015. Unless review of the application is requested, the Hillside Area Construction Permit and Minor Modification shall be approved based upon the following findings: that the location of the proposed first floor addition is behind the existing main portion of the house so that it will not significantly alter the character of the neighborhood and will not have a detrimental impact on the character of the adjacent properties; 2. that the existing right side wall of the house was built with a nonconforming setback and that the walls of the proposed addition consists of an extension of the existing wall, so there will not be a greater impact on the adjacent properties than currently exists; 3. that the proposed addition complies with lot coverage, floor area ratio, height, and all other development requirements and therefore is compatible with the aesthetics, mass and character of the property and of adjacent properties and the neighborhood; and 4. that the construction will meet the requirements of the California Building and Fire Codes, 2013 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety, or welfare.
