Do any conditions exist on the site which make other alternatives to the variance impracticable or impossible and are aiso not common to other properties in the area? For example, is there a creek cutting through the property, an exceptional tree specimen, steep terrain, odd lot shape or unusual placement of existing structures? Think about traffic, noise, ligl�ting, paving, landscaping sunlight/shade, views from neighboring properties, ease of maintenance. The property lines are not straight and the existing house with garage is located at the angle to the side propert.y line. B. Explain why the variance request is necessary for the preservation and enjoyment of a substantial property right and what unreasonable property loss or unnecessary hardship might result from the denial of the application. The addition will utilize a portion of the garage and will need to continue in the line with right side garage wall, which will result in a smaller side setback due to existing conditions of the property. C. Explain why the proposed use at the proposed location will not be detrimental or injurious to property or improvements in the vicinity or to public health, safety, general welfare �r c�nvenience The proposed addition is on the back of the house behind the ezisting garage. Continuation of the side garage wall will be visually pleasing. Right side neighbor house located on a higher ground and since the proposed addition is a sin�le story with 8' plate height there is no privacy issue. Also there are existing trees along the ri�ht side neighbor fence. D. How will the proposed project be compatible with the aesthetics, mass, bulk and character of the existing and potential uses on adjoining properties in the general vicinity? There is no impact to the front of the house since the addition is in the back. Continuation of the sidewall will be visually pleasing. The proposed addition is a sin�le story with 8' plate height compatible with the neighborhood and ezistin� house.
