Dear Mr. Paratore,
The purpose of this letter is to confirm that your application for Side Setback Variance and
Hillside Area Construction Permit for a new uncovered deck that is greater than 30" above
adjacent grade at 2645 Trousdale Drive has been withdrawn from the planning review process
as requested per your letter dated October 21, 2008.
Because some staff time and noticing costs were dedicated to the processing of the application,
only $1,310 of the $1,654 in fees that were submitted to the Planning Division will be
reimbursed and mailed to you at the above address. Please note that the request for
reimbursement was processed last week and you should receive a check in the mail within the
next few weeks.

Your request for a Hillside Area Construction Permit and Minor Modification was reviewed by property
owners within 100 feet, the Planning Commission and the City Council. Since there was no appeal, a
Hillside Area Construction Permit and Minor Modification to add an 854 SF addition off the rear of the first
floor of the house (5'-0" from the left side property line existing and proposed, where 7'-0" is required) at
2645 Trousdale Drive, zoned R-1, was approved effective September 24, 2009. The project must be
consistent with the plans submitted to the Planning Department and date stamped July 28, 2009. Any
changes to these plans shall be subject to further Hillside Area Construction Permit and Minor
Modification procedures.
The Minor Modification was approved based on the following findings:
that the proposed addition complies with lot coverage, floor area ratio, height and all other
current development requirements, and therefore would be compatible with the mass and
bulk of adjacent properties and the neighborhood; and
that the plate height, roof pitch, and finish of the proposed addition will match the existing
house, and therefore would be compatible with the aesthetics and character of the existing
structure; and
the proposed project meets all other zoning code requirements and the construction will meet
the requirements of the California Building and Fire Codes, 2007 Edition as amended by the
City of Burlingame; therefore will not be detrimental to public health, safety or welfare.
All site improvements and construction work will require separate application to the Building Department.
This approval is valid for one year during which time a building permit must be issued. One
extension of up to one year may be considered by the Planning Commission if application is made before
the end of the first year.

REQUEST FOR A HILLSIDE AREA CONSTRUCTION PERMIT
AND MINOR MODIFICATION
Dear Property Owner,
The Burlingame Planning Department has received an application for a Hillside Area Construction Permit
and Minor Modification at the following address:

APPLICATION FOR A HILLSIDE AREA CONSTRUCTION PERMIT AND MINOR MODIFICATION
PERMIT TO ADD AN 854 SF MASTER BEDROOM ADDITION OFF THE REAR OF THE FIRST FLOOR
OF THE HOUSE AT 2645 TROUSDALE DRIVE, ZONED R-1. The applicant is proposing to add a master
bedroom addition off the rear of the first floor of the house for a total of a 854 SF addition. The addition will
be set back 38'-10" from the rear property line (where 15'-0" is required) and 44'-6" from the right side
property line (where 7' is required). The Minor Modification Permit is required to extend the existing non-
conforming first floor wall for the addition along the left side of the house at the rear (5'-0" from the left side
property line existing and proposed, where 7'-0" is required). The proposed addition conforms to all other
zoning requirements in the R-1 zoning district.
Your property is located within 100 feet of this property. A Hillside Area Construction Permit and Minor
Modification have been requested to allow this addition based on Municipal Code Section 25.61.
Any noticed property owner may call this item up for additional review. If you would like to request that
this project be reviewed, which includes a public hearing, you should submit a written and signed
request to the Community Development Director within seven days of the postmark on this letter.
Copies of the site plan and building elevations are enclosed for your review.
Unless review of the application is requested it shall be determined that the placement of the proposed
construction shall not have a substantial impact on the adjacent properties or on the character of the
neighborhood and that the Hillside Area Construction Permit and Minor Modification shall be approved
based upon the following findings:
that the proposed addition complies with lot coverage, floor area ratio, height and all other
current development requirements, and therefore would be compatible with the mass and bulk
