Dear Property Owners, Your request for a Hillside Area Construction Permit and Minor Modification was reviewed by property owners within 100 feet, the Planning Commission and the City Council. Since there was no appeal, a Hillside Area Construction Permit and Minor Modification for first story additions at 2641 Trousdale Drive, was approved. The project must be consistent with the plans submitted to the Planning Division and date stamped November 7, 2021. Any further changes to these plans shall be subject to further Hillside Area Construction Permit and Minor Modification procedures. All site improvements and construction work will require a separate application to the Building Department. This approval is valid for one year during which time a building permit must be issued. The proposed project includes a 359 SF first floor addition at the rear, right side of the house (in the current location of a shed/sun room), a 19 SF first floor addition at the front of the house for a covered porch, reconstruction in the same location of the existing second story deck at the rear, and an addition at the rear of the house that includes a single story uncovered deck and a 59 SF first floor addition that will raise a portion of the existing roof ridge by 6 inches.. A Minor Modification is required to extend an existing right side first floor wall that does not meet the required setback to the side property line. The existing right side wall has a 4'-9" side setback to the side property line, where 7 feet is required for new construction. The addition at the rear, right side of the house is proposed to extend the existing wall with a 4'-9" setback by 18'-6". The proposed project complies with and all other zoning requirements in the R-1 zoning district. Your property is located within 100 feet of this property. A Hillside Area Construction Permit has been requested to allow this improvement based on Municipal Code Section 25.61. A Minor Modification has been requested to allow these first floor additions based on Municipal Code Section 25.55.010(a)(8). Any noticed property owner may call this item up for review. Unless review of the application is requested, the Minor Modification shall be approved based upon the following findings: that the location of the proposed addition retains the existing character and architectural style of the house and will not alter the character of the neighborhood and will not have a detrimental impact on the character of the adjacent properties because the existing setback is being extended; 2. that the proposed wall extension does not further encroach into the existing 4'-9" side setback and therefore the project will not result in a significant impact on the adjacent properties or the neighborhood; that the project complies with floor area ratio, lot coverage, height, and all other development requirements and therefore is compatible with the aesthetics, mass and character of the z�� Register online for the City of Burlingame list serve at www.burlinqame.orq �� , property and of adjacent properties and the neighborhood; and 4. that the construction will meet the requirements of the California Building and Fire Codes, in effect at the time of building permit submittal, and therefore will not be detrimental to public health, safety, or welfare. If you would like to request that this project be reviewed, which includes a public hearing, you should submit a written and signed request to the Community Development Director within seven days of the postmark on this letter (by Fridav, September 24. 2021). Unless review of the application is requested, it shall be determined that the placement of the proposed construction shall not have a substantial impact on the adjacent properties or on the character of the neighborhood.
