Sui 40 Dorado Terrace San Francisco, CA 94112 Dear Mr. Sui: Your request for a hillside area construction permit and a minor modification was reyiewed by property owners within 100 feet, the Planning Commission and City Council. Since there was no appeal, a hillside area construction permit and a minor modification to �xtend an existing first floor with a 5'-0" setback where 7'-0" is required for a 1,240 SF first floor addition at 2629 Trousdale Drive, zoned R-1, was approved effective August 7, 2001. The proj ect shall be built as shown on the plans submitted to the Planning Department and date stamped July 18, 2001. Any changes to these plans shall be subject to further minor modification procedures. The minor modification was approved with the following findings: that the original house was built with a 5'-0" side setback which does not meet current code requirements; 2. that the proposed addition with a 5'-0" side setback represents no greater an impact on the adjacent property than the existing side setback (5'-0"); 3. that proposed addition complies with lot coverage, floor area ratio, height and all other current development requirements; 4. that the proposed first floor is at the rear of the house and will not be visible from the street, and is therefore compatible with the aesthetics, mass, bulk and character of adjacent properties and the neighborhood; and the proposed project meets all other zoning code requirements and will meet the requirements of the California Building and Fire Codes, 1998 Edition as amended by the City of Burlingame, and therefore will not be detrimental to public health, safety or welfare. r : M1NOR MODIFICATION AND HACP 2629 Trousdale Drive page -2- All site improvements and construction work will require separate application to the Building Department. Unless review of the application is requested it shall be determined that the placement of the proposed construction shall not have a substantial impact on the adjacent properties or on the character of the neighborhood. Any noticed property owner may call this item up for additional review for the application for either the minor modification or the Hillside Area Construction Permit.
